PPFAS Buys 6% Stake in Embassy Office Parks REIT in Rs 2,364 Crore Block Deal

PPFAS Mutual Fund has acquired nearly a 6 percent stake in Embassy Office Parks REIT in a major open market transaction worth around ₹2,364 crore. As per stock exchange data, the mutual fund purchased approximately 5.6 crore units of the REIT at an average price of about ₹420 per unit.

The total value of the deal stood at roughly ₹2,364.4 crore. With this transaction, PPFAS now holds close to a 6 percent stake in India’s first listed real estate investment trust. This massive investment reflects a broader trend of high-volume deals in the sector, such as Brookfield India REIT’s ₹13,125 crore acquisition of Ecoworld Business Park in Bengaluru.

Institutional Stake Sale

The purchase comes at a time when several foreign institutional investors reduced their holdings in the REIT. Funds managed by Capital Group — including Capital Income Builder, American Funds Global Balanced Fund, and Small Cap World Fund — collectively sold nearly 5.5 percent stake in Embassy Office Parks REIT. The combined transaction value of these sales was estimated at about ₹2,199.7 crore.

Breaking it down further:

  • Capital Income Builder sold around 1.06 crore units (about 1.1 percent stake).

  • American Funds Global Balanced Fund offloaded nearly 1.25 crore units (around 1.3 percent stake).

  • Small Cap World Fund divested approximately 2.92 crore units (about 3.08 percent stake).

Market Reaction

Following the large block deal, units of Embassy Office Parks REIT declined on the National Stock Exchange. The REIT closed over 3 percent lower at around ₹420 per unit, marking a noticeable drop for the day. Despite the dip, leasing momentum remains strong as GCCs accounted for 45% of India’s office absorption in 2025, ensuring a steady pipeline of occupiers for Grade-A spaces.
