Bangalore: In a major push for transit-oriented development, Prestige Group has entered into a long-term agreement with Bangalore Metro Rail Corporation Limited (BMRCL) to acquire naming and commercial rights for the Prestige Bellandur Metro Station for a period of 30 years. This collaboration underscores the steady construction progress across Prestige Estates’ multi-city portfolio and its strategic focus on infrastructure-linked assets.

Key Terms of the Agreement

As per the details, the developer will pay ₹80 crore for naming rights and interior advertising, along with ₹10 crore for the development of a skywalk connected to the station. This investment is timely, as Bellandur remains a critical hub in what is now recognized as the “GCC Valley of the World,” hosting thousands of global technology professionals.

Under the agreement, Prestige Group will also be responsible for enhancing and maintaining the station infrastructure. This public-private partnership is a cornerstone of BMRCL’s strategy to improve commuter facilities while commercial real estate continues to see massive global investment.

Commercial and Advertising Components

The deal includes rights for interior advertising and 3,000 sq ft of commercial space within the station. These areas will likely host retail and service outlets, catering to the high footfall of commuters working in nearby tech parks, such as those where global giants like Morgan Stanley have leased massive office spaces.

Real Estate and Infrastructure Impact

  • Connectivity Boost: The integrated skywalk will provide seamless access to major residential and commercial hubs, further stabilizing residential real estate demand in the East Bengaluru corridor.

  • Non-Fare Revenue: For BMRCL, this model ensures financial sustainability, similar to how major highway projects are cutting travel times and boosting economic activity across the region.

  • Branding: The official naming of Prestige Bellandur Metro Station cements the developer’s presence in a micro-market where it already manages significant Grade-A office and retail assets.
