Bengaluru-headquartered real estate firm Prestige Estates Projects Ltd has launched three new residential projects in the first quarter of the 2026–27 fiscal year (Q1 FY27). The new housing inventory represents an estimated revenue potential of ₹12,000 crore.
According to the developer’s latest operational update, the group launched four developments during the April–June quarter. These projects cover a combined developable area of 20.16 million square feet.
Breakdown of Q1 FY27 Project Portfolio
Out of the four new developments, three are residential projects located across key metropolitan markets: Bengaluru, Mumbai, and Hyderabad. The fourth development is a commercial office property situated in Bengaluru, covering 3 million square feet of developable area.
The residential launches form a key part of Prestige Group’s broader inventory expansion strategy, designed to address steady homebuyer demand across major urban centers.
Operational Performance and Regional Sales Metrics
During the April–June quarter, Prestige Estates recorded pre-sales of ₹6,579.3 crore. The figure represents a 46 per cent decline compared to ₹12,126.4 crore achieved in the corresponding period of the previous fiscal year. The company attributed the year-on-year drop in booking values to a high base effect caused by major project launches in Delhi-NCR during Q1 FY26.
Regional contributions to quarterly sales bookings were led by Hyderabad, which accounted for nearly half of all pre-sales:
- Hyderabad: 49% of total quarterly sales
- Bengaluru: 27% of total sales
- Mumbai: 12% of total sales
- NCR: 7% of total sales
- Other Markets: 5% of total sales
The firm recorded an average sales realization of ₹11,193 per square foot for apartments, while plotted developments achieved an average realization of ₹8,043 per square foot.
Strategic Guidance and Launch Pipeline
Prestige Estates achieved a record ₹30,024 crore in total sales bookings during the 2025–26 fiscal year. For the current 2026–27 financial year, the developer has set a pre-sales guidance target between ₹35,000 crore and ₹36,000 crore.
Management noted that the group maintains a launch pipeline valued at approximately ₹60,000 crore worth of housing projects, contingent on receiving regulatory approvals.
“Looking ahead, we have an exciting lineup of marquee launches across Mumbai, NCR, Bengaluru, and Chennai during the festive season, which we believe will further strengthen our growth momentum,” stated Irfan Razack, Chairman and Managing Director of Prestige Group.
To date, Prestige Group has delivered 316 projects spanning 212 million square feet and maintains an active execution pipeline of 135 projects covering 227 million square feet.
