Bengaluru-based real estate developer Puravankara Limited has entered the Delhi-NCR real estate market with the acquisition of a 13.44-acre land parcel in Greater Noida for ₹340 crore.
The company secured the land through its wholly owned subsidiary, Prudential Housing and Infrastructure Development Limited. The parcel has an estimated saleable potential of around 4.57 million sq. ft. and a projected Gross Development Value (GDV) of approximately ₹5,200 crore.
Puravankara’s Entry Into Delhi-NCR
The Greater Noida acquisition marks Puravankara’s entry into the Delhi-NCR real estate market. According to the company, the project is part of its strategy to expand into new markets while continuing to build its development pipeline across established locations.
Puravankara Managing Director Ashish Puravankara said the company’s entry into Delhi-NCR represents a new phase in its growth strategy. The company has identified Greater Noida for its infrastructure development, connectivity and potential for residential development.
The company has also indicated that it intends to develop a residential project on the acquired parcel. Reports have described the planned development as a premium high-rise residential project, although further project-level details have not yet been announced.
Location and Development Potential
The land parcel is positioned in Greater Noida with connectivity to major regional infrastructure, including the Yamuna Expressway. The location is also expected to benefit from the development of Noida International Airport at Jewar.
The 13.44-acre site has a projected saleable area of 4.57 million sq. ft. Based on the company’s estimated GDV of ₹5,200 crore, the acquisition adds a sizeable development opportunity to Puravankara’s pipeline in a new geographical market.
Puravankara’s FY27 Business Development
Including the Greater Noida acquisition, Puravankara said its business development across Delhi-NCR, Mumbai and Bengaluru during FY27 covers approximately 10.74 million sq. ft. of saleable area, with an estimated GDV of ₹14,100 crore.
The Greater Noida acquisition is also reported to be the company’s largest land transaction during FY27 so far. The move follows Puravankara’s recently announced redevelopment project in Goregaon West, Mumbai, valued at an estimated ₹2,600 crore in development potential.
Greater Noida Real Estate Expansion
The acquisition comes as developers continue to expand their presence in the broader Delhi-NCR market. According to data cited by Business Standard from Knight Frank India, the NCR residential market recorded 24,862 unit sales in the first half of 2026, while launches stood at 23,877 units during the period.
Puravankara said it plans to continue evaluating opportunities across markets through a combination of outright land acquisitions and joint development agreements. The company has also indicated that future expansion in NCR will be assessed based on development returns and capital efficiency.
The Greater Noida acquisition therefore adds a new market to Puravankara’s development portfolio, with the 13.44-acre site providing an estimated 4.57 million sq. ft. of saleable development potential.
