Qualcomm India Pvt Ltd (QIPL) has leased 2.56 lakh sq ft of Grade-A office space in Bengaluru for a five-year term at a total rental commitment of approximately ₹184 crore.
The space, situated at Bagmane Constellation Business Park, Virgo Tower, in the Outer Ring Road (Mahadevapura) corridor of Bengaluru, covers the 5th, 6th, 7th and 11th floors of the building developed by Bagmane Developers Pvt Ltd.
Under the lease terms, Qualcomm will pay an effective monthly rent of ₹2.89 crore (equating to roughly ₹113 per sq ft) beginning August 1, 2026. The agreement includes a security deposit of ₹5 crore and a 15 percent rent escalation every three years.
Bagmane’s Constellation Business Park is already home to global occupiers such as Amazon Development Centre India Private Limited, Samsung and Google, reflecting its reputation as a preferred premium commercial address in Bengaluru.
This transaction signals continued demand for large-format office space in Bengaluru’s IT/tech corridor, reinforcing the city’s standing as a key hub for global tech firms establishing or expanding operations in India.
