BENGALURU, INDIA — The real estate market in East Bengaluru is preparing for a major infrastructure addition. Neelanchal Real Estates LLP, a development entity associated with the prominent SATTVA Group, has proposed a massive new mixed-use project. This development will sit strategically along the high-growth Varthur-Sarjapur Road corridor. Consequently, the project aims to address the rising demand for premium integrated housing and retail spaces near the city’s major technology zones.

The upcoming venture features a massive residential layout, commercial retail spaces, and high-rise structural design. Thus, it is positioned to become a prominent landmark in the local skyline.

Architectural Breakdown and Tower Specifications

The architectural blueprint outlines a multi-tower configuration designed to optimize space and vertical development. According to the preliminary planning details, the mixed-use development will deliver over 1,350 residential units to the market. Furthermore, the project includes high-rise towers with distinct heights and block structures:

  • Tower 1 (Commercial & Residential): Features a structural layout of 3 Basements + Ground (Commercial) + 30 Upper Floors, reaching a total structural height of 100.85 meters.
  • Tower 6 (Commercial & Residential): Comprises 3 Basements + Ground (Commercial) + 33 Upper Floors, standing as the tallest tower in the cluster at 110.3 meters.
  • Tower 2: Designed with 3 Basements + Ground + 31 Upper Floors, rising to a structural height of 104 meters.
  • Towers 3 & 4: Form a dual-block setup of 3 Basements + Ground + 33 Upper Floors, matching Tower 6’s peak height of 110.3 meters.
  • Tower 5: Features a layout of 3 Basements + Ground + 32 Upper Floors, with an official height of 107.15 meters.

The smart design places the commercial retail and shopping zones on the ground floors of Towers 1 and 6. As a result, this setup isolates public commercial foot traffic from the private residential areas above.

Strategic Micro-Market Positioning and Connectivity

The selection of the Varthur-Sarjapur Road intersection highlights SATTVA’s focus on key growth corridors. This micro-market connects easily to prime tech zones, including the Outer Ring Road (ORR), Whitefield, Marathahalli, and Electronic City.

“Varthur Road has become a preferred destination for tech professionals,” noted a regional real estate analyst. He added that buyers actively look for micro-markets that cut down on daily commute times to office hubs while providing self-contained community living.

Moreover, the integration of extensive basement parking spaces across all towers aims to clear vehicles from ground level. This layout leaves more room for open green spaces, pedestrian lanes, and modern lifestyle amenities. By combining residential and commercial spaces, this project offers a highly practical living option for urban professionals in East Bengaluru.
