Flexible workspace operator Smartworks has signed a major lease deal of over 8.15 lakh sq ft at Eastbridge, an upcoming Grade-A commercial tower by Regalia Office Parks in Vikhroli West, Mumbai. The new workspace is expected to become operational by the fourth quarter of 2026, marking one of the largest coworking space transactions in the city this year.
Regalia Office Parks is the commercial office division of the Niranjan Hiranandani Group, known for developing high-quality office spaces. The Eastbridge project, strategically located in Mumbai’s growing business district of Vikhroli, is designed to cater to the increasing demand for premium flexible workspaces.
This large-scale leasing follows Smartworks’ recent 5.57 lakh sq ft deal at Intellion Park in Navi Mumbai, developed by Tata Realty, reinforcing the company’s rapid expansion across major metro cities. With the latest addition, Smartworks continues to strengthen its position as a leading player in India’s flexible workspace segment.
Industry experts see this development as a strong indicator of the rising demand for managed office spaces and large-format coworking centers among enterprises. The deal also reflects growing corporate confidence in Mumbai’s commercial real estate market, which continues to attract significant investments post-pandemic.
The upcoming Eastbridge campus will offer state-of-the-art infrastructure, modern amenities, and a tech-enabled environment that aligns with the evolving needs of new-age businesses. With its prime location and robust connectivity, Vikhroli West is fast emerging as a preferred business hub for corporates seeking scalable, flexible workspaces.
Smartworks’ consistent growth through large office leases demonstrates the increasing shift toward hybrid and agile workspace models. As companies prioritize flexibility, Smartworks’ latest expansion reinforces Mumbai’s status as a leading hub for India’s commercial real estate and coworking market.
