Welspun One Acquires 107 Acres Near Bengaluru for Logistics Development

Welspun One Logistics Parks has acquired 107 acres near Bengaluru in Hoskote and Devanahalli to develop over 2.25 million sq ft of Grade A warehousing, strengthening its South India logistics footprint.

Welspun One Logistics Parks, the warehousing and industrial real estate arm of the Welspun Group, has acquired two land parcels near Bengaluru as part of its ongoing expansion strategy in South India. The total land acquired spans around 107 acres, with one parcel measuring approximately 51 acres located in Hoskote and the other covering nearly 56 acres in Devanahalli. The combined development potential from these acquisitions is estimated at over 2.25 million square feet of modern logistics and warehousing space.

While the company has not officially disclosed the transaction value, industry estimates suggest the total deal size is close to ₹400 crore. These acquisitions further strengthen Welspun One’s land bank in South India, which now exceeds 260 acres across key markets such as Karnataka and Tamil Nadu. The move reflects the company’s focus on expanding its footprint in high-demand logistics corridors driven by consumption growth and supply chain transformation.

The Hoskote land parcel is expected to be developed as a Grade A logistics and warehousing park catering to third-party logistics providers, fast-moving consumer goods companies, retail players, and e-commerce operators. The location benefits from strong road connectivity and proximity to Bengaluru’s industrial and consumption hubs, making it suitable for large-scale warehousing operations.

The Devanahalli parcel, located near Kempegowda International Airport, is planned as a premium logistics park with advanced infrastructure specifications. This site is likely to serve sectors such as electronics, aerospace, electric vehicles, and pharmaceuticals, which require high-quality, technology-enabled warehousing solutions and efficient access to air cargo facilities.

India’s warehousing and logistics sector continues to see steady demand, supported by e-commerce growth, manufacturing expansion, and improved infrastructure. Bengaluru remains one of the most active logistics markets in the country due to its strategic location, skilled workforce, and strong industrial base. Welspun One’s latest land acquisitions align with broader industry trends focused on scalable, future-ready logistics infrastructure.

The company has stated its intention to significantly expand its portfolio over the coming years, with a long-term target of developing 20 to 25 million square feet of warehousing space and increasing assets under management to approximately $2.5 billion by 2028. South India is expected to remain a key growth region in this expansion plan.
