About Godrej Aristocrat
Godrej Aristocrat is a residential group housing project by Godrej Properties Limited at Sector 49, Gurugram, close to Golf Course Extension Road. It is registered with the Haryana Real Estate Regulatory Authority under RC/REP/HARERA/GGM/767/499/2023/111, dated 4 December 2023.
The approvals position on this project is documented more fully than on most. Beyond the RERA registration, the opportunity document names licence 147 of 2023, dated 18 July 2023 and valid until 17 July 2028, and the building plan approval by memo number ZP-1846/PA(DK)/2023/38362, dated 9 November 2023 and valid until 9 November 2028, both issued by the Directorate of Town and Country Planning, Haryana. Naming the building plan memo is unusual and useful, because it is the approval that fixes what can actually be built.
The design theme is forest. The developer describes a manicured forest curated across the site, forest-themed landscaping, a forest trail, jogging and walking tracks, covered gazebos and social pods, with the grand clubhouse set within the curated forest rather than beside it. The clubhouse is stated at 63,000 Sq.Ft., the largest of the seven Godrej Gurugram projects covered on this site.
Amenities are organised into three named zones: a Social Energy Zone, a Play Energy Zone and a Wellness Zone. Within them are an infinity pool, a squash court, badminton courts, kids play areas, a kids wellness area and an extended lobby area. Homes carry intuitive smart home features, wide balconies and what the developer calls top-tier ceiling heights, without stating a figure.
Pricing is published for both configurations: 3 BHK homes from ₹6.13 Cr and 4 BHK residences from ₹6.78 Cr, with possession stated as December 2030. The gap between the two is only ₹65 lakh, which is narrow and worth asking about, since it suggests the 4 BHK entry unit is not much larger than the 3 BHK.
It was subsequently exceeded by Godrej Zenith at over ₹3,000 crore and then Godrej Jardinia in Noida.

Godrej Aristocrat Review: Is It a Good Buy?
Godrej Aristocrat is the best-documented of the seven Godrej Gurugram launches on this site in two respects, and it is worth buying on those terms rather than on the forest imagery.
The first is approvals. Most developers cite a RERA number and stop. This one names the licence, 147 of 2023, with its validity to July 2028; the building plan memo, ZP-1846/PA(DK)/2023/38362, with its validity to November 2028; and the RERA registration from December 2023. The building plan is the approval that actually fixes what can be built, so naming it and dating it is genuinely more than the industry norm.
The second is price. Both configurations are published, at ₹6.13 Cr for the 3 BHK and ₹6.78 Cr for the 4 BHK. Of the seven Godrej Gurugram projects here, only this one prices both. That said, the ₹65 lakh gap between them is narrow. On a per-square-foot basis a fourth bedroom usually costs more than that, so ask what the actual size difference is. It may be that the 4 BHK entry unit is a compact variant.
The payment plan deserves attention and has its own section below. In short, it front-loads only about 20 per cent, then charges 1 per cent a month until the terrace slab, capped at 70 per cent. That is easier on cash flow than a standard construction-linked plan, but the monthly instalments are time-based, not milestone-based. You pay on the calendar whether or not the building rises.
What is missing is the same set as every other Godrej Gurugram project: no land area, no unit count and no apartment sizes. cannot be derived. The developer also refers to top-tier ceiling heights without giving a number, where Sora and Alira both commit to 3.4 metres.
Who this suits: a buyer near Golf Course Extension Road who wants a large clubhouse, a documented approvals position and a gentler payment curve, and can wait to December 2030. Who it does not suit: anyone who needs to compare rate per Sq.Ft. before committing, or anyone who would rather pay against construction milestones than against the calendar.
Pros 10
- HRERA registered under RC/REP/HARERA/GGM/767/499/2023/111 dated 4 December 2023, verifiable at haryanarera.gov.in.
- Developed by Godrej Properties Limited directly, so the counterparty is the listed parent rather than a separate entity.
- The approvals stack is fully documented: licence 147 of 2023, building plan memo ZP-1846, and the RERA registration, each with a stated validity date.
- Both configurations are priced, at ₹6.13 Cr for the 3 BHK and ₹6.78 Cr for the 4 BHK, which is more disclosure than most Godrej Gurugram launches offer.
- The 63,000 Sq.Ft. clubhouse is the largest of the seven Godrej Gurugram projects covered on this site.
- The payment plan front-loads only about 20 per cent, then spreads the balance at 1 per cent a month, which lowers early outlay.
- Amenities are organised into three named zones rather than listed loosely, which suggests a planned rather than assembled programme.
- Sector 49 sits close to Golf Course Extension Road with five named employment parks nearby, including Vatika Business Park and IRIS Tech Park.
- Homes include smart home features as standard rather than as an upgrade.
- Possession is stated as December 2030, earlier than Godrej Astra, Godrej Vrikshya and Godrej Sora.
Cons 4
- The developer refers to top-tier ceiling heights without stating a figure, unlike Godrej Sora and Godrej Alira which both commit to 3.4 metres.
- A 2 BHK floor plan appears on the developer’s landing page although only 3 and 4 BHK are marketed and priced.
- The payment plan is time-based rather than construction-linked between booking and terrace slab, so instalments fall due whether or not work progresses.
- The payment terms published on the landing page are stated as valid until 31 January 2025, so they should be confirmed as current before relying on them.

Gurugram
India's luxury real estate capital — ₹12,250/sqft city average driven by 91% of Delhi NCR's luxury housing in H1 2025, Golf Course Extension at ₹37,899/sqft, 2021–2024 CAGR of 20–25%, and a newly inaugurated metro line creating a fresh 20–25% appreciation wave in Dwarka Expressway and Cyber City corridors.
About Godrej Properties
Godrej Aristocrat is developed by Godrej Properties Limited directly, the same structure as Godrej Zenith, Godrej Sora and Godrej Alira. Across the seven Godrej Gurugram launches covered on this site there are four different developer entities, and contracting with the listed parent is the simplest of them.
The opportunity document, dated December 2023, states 126 years of Godrej Group history from the 1897 lock-making business. All are reproduced as published rather than reconciled.
The same document sets out the projects Godrej positions as its luxury benchmarks, with RERA numbers attached: Godrej Connaught One at Connaught Place in Delhi, Godrej Avenue Eleven at Mahalaxmi in Mumbai, Godrej Tropical Isle at Sector 146 in Noida, and Godrej Meridien at Sector 106 in Gurugram, the last registered across three phases.
For a buyer here the useful due diligence is local: ask which Gurugram projects Godrej has actually handed over, when they were handed over against their committed dates, and go and see one before committing to a 2030 possession.
Godrej Aristocrat EMI Calculator
Pick a home type to see the monthly EMI on an 80% home loan, or move the sliders to match your own loan.
The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

More About Godrej Aristocrat
The Payment Plan, and What Time-Based Instalments Mean
Godrej publishes the payment structure for this project in full, which is uncommon and useful. It runs as follows.
9.9 per cent of the agreement value at booking. 10.1 per cent on execution of the agreement for sale, within 45 days of booking, plus stamp duty and registration charges. Then 1 per cent of the agreement value per month until the terrace slab is completed, capped at 70 per cent in total. On terrace slab completion, any shortfall to reach 70 per cent becomes payable. 25 per cent on application for the occupation certificate. The final 5 per cent on possession.
Why this is easier than a standard plan. A conventional construction-linked plan often demands 30 to 40 per cent within the first year. Here only 20 per cent falls due in the first 45 days, and the rest accrues gradually. For a buyer funding from income rather than a lump sum, that materially reduces early pressure. The 25 per cent held back until OC application is also buyer-friendly, because it keeps a meaningful sum outstanding until the project is nearly complete.
Where the risk sits. The 1 per cent monthly instalment is time-based, not milestone-based. In a true construction-linked plan you pay when a slab is cast. Here you pay on the calendar. If construction slows, your payments do not. Over the roughly seven years to a December 2030 possession, that distinction matters.
What it means for a home loan. Lenders disburse against construction stages. A monthly time-based schedule can fall out of step with disbursement, leaving the buyer to bridge the gap. Ask your lender to review the payment schedule before you book, not after.
One caution. The terms as published on the developer’s landing page are marked valid until 31 January 2025. Confirm in writing that they are still current, and get the full schedule as an annexure to the agreement.
The Approvals Stack, Read Properly
Three separate approvals are named for this project, each with its own number and validity. Understanding what each does is worth ten minutes.
Licence 147 of 2023, dated 18 July 2023 and valid until 17 July 2028, issued by the Directorate of Town and Country Planning, Haryana. The licence is permission to develop the land for the stated purpose. Without it nothing else follows.
Building plan memo ZP-1846/PA(DK)/2023/38362, dated 9 November 2023 and valid until 9 November 2028. This is the approval of the actual drawings: how many towers, how many floors, what footprint, what setbacks. It is the document that fixes what can physically be built, and it is the one most developers do not quote.
HRERA registration RC/REP/HARERA/GGM/767/499/2023/111, dated 4 December 2023. This is the consumer-protection registration that brings the project under the Act, with its escrow, disclosure and completion-date obligations.
Note the sequence and the dates. Licence in July 2023, building plan in November 2023, RERA registration in December 2023. That is the correct order, and the short gaps between them suggest the approvals process ran smoothly.
Note also the expiries. Both the licence and the building plan lapse in 2028, while possession is stated for December 2030. Renewal will therefore be required on both. That is entirely normal in Haryana and renewals are routine, but it is a question worth asking rather than assuming.
Seven Godrej Launches in Gurugram, Compared
Godrej currently has seven launches in Gurugram covered on this site, across four developer entities. All seven withhold apartment sizes, so price, timing and where available density are the comparable figures.
Godrej Vrikshya, Sector 103: 42 families per acre as stated. HRERA July 2024. 3 BHK from ₹3.81 Cr. Possession June 2031. Entity: Godrej Vestamark LLP.
Godrej Zenith, Sector 89: 14.21 acres, mixed land use under TOD policy. HRERA March 2024. 4 BHK from ₹5.88 Cr. Entity: Godrej Properties Limited.
Godrej Aristocrat, Sector 49: HRERA December 2023. 3 BHK from ₹6.13 Cr, 4 BHK from ₹6.78 Cr. Possession December 2030. Entity: Godrej Properties Limited.
Godrej Alira, Sector 39: 132 residences on 1.974 acres, approximately 67 per acre, single 33-floor tower. HRERA June 2025. 3 BHK from ₹6.25 Cr. Possession January 2030.
Godrej Sora, Sector 53: 244 residences on approximately 3.6 acres, approximately 68 per acre. HRERA August 2025. 3 BHK from ₹8.31 Cr on one Godrej page and ₹9.30 Cr on another. Possession September 2032.
Godrej Astra, Sector 54: 151 residences on 2.759 acres, approximately 55 per acre. HRERA November 2024. 3 BHK from ₹10.34 Cr. Possession January 2031. Entity: Wonder City Buildcon Limited.
Godrej Miraya, Sector 43: 248 residences on 5.157 acres, approximately 48 per acre. HRERA September 2024. 4 BHK from ₹15.13 Cr. Possession May 2028. Entity: Godrej Projects Development Limited.
Aristocrat sits in the middle of the range on price and is the only one of the seven to publish a figure for both configurations. It also has the largest clubhouse at 63,000 Sq.Ft. and the most fully documented approvals position.
Why This Page Shows No Distances
On most project pages here, distances are derived from the coordinates the developer publishes in its map embed, using great-circle distance with a road factor applied.
That is not possible for this project. Neither the Godrej Aristocrat opportunity document nor its landing page publishes project coordinates, and the location map in the document is a schematic without a scale. No distances or travel times are published either.
Rather than estimate a pin and present the resulting kilometres as though they were measured, this page lists the landmarks the developer names and nothing more. Those are grouped in the connectivity section by category, exactly as Godrej groups them.
Ask the sales team for a location map with actual distances, and drive to your own workplace at the hour you would travel. Sector 49 sits close to Golf Course Extension Road and the Vatika Chowk underpass, both of which carry heavy peak-hour traffic.
Source Notes
This page is compiled from three first-party sources: the Godrej Aristocrat opportunity document supplied to us, internally dated December 2023; the Godrej Aristocrat landing page on godrejproperties.com; and the Godrej Aristocrat project page on the same domain. No third-party listing or agent site has been used.
Land area and unit count. Neither is published in any source, so neither is shown and no density figure is given.
Apartment sizes. Not published. No rate per Sq.Ft. is derived on this page.
Prices. The landing page states 3 BHK from ₹6.13 Cr and 4 BHK from ₹6.78 Cr.
The 2 BHK. The landing page carries a 2 BHK floor plan tab alongside the 3 and 4 BHK, although only 3 and 4 BHK are described or priced anywhere. That row appears in the price table marked on request. Confirm with the developer whether a 2 BHK is actually offered.
Ceiling height. The developer refers to top-tier ceiling heights without stating a figure, so no number is shown.
Payment plan. The schedule is reproduced from the landing page footnote, which marks the offer as valid until 31 January 2025. Confirm current terms in writing.
Approvals. Licence 147 of 2023, building plan memo ZP-1846/PA(DK)/2023/38362 and the HRERA registration are all quoted from the project disclaimer.
Launch record. The claim of booking value over ₹2,700 crore is taken from the Godrej Vrikshya brochure timeline and is the developer’s own figure.
Distances. None are shown. See the section above.

Godrej Aristocrat is at Sector 49, Gurugram, close to Golf Course Extension Road and the Vatika Chowk underpass. The landmarks it names include Vatika Business Park, Spaze I-Tech Park, IRIS Tech Park, Fortis Memorial Research Institute, Medanta The Medicity, Worldmark Mall, Huda City Centre Metro and Indira Gandhi International Airport.
The Haryana RERA registration is RC/REP/HARERA/GGM/767/499/2023/111, dated 4 December 2023, verifiable at haryanarera.gov.in. The project also holds licence 147 of 2023, dated 18 July 2023 and valid until 17 July 2028, and building plan approval by memo ZP-1846/PA(DK)/2023/38362, dated 9 November 2023 and valid until 9 November 2028, both from DTCP Haryana.
Godrej states 3 BHK homes from ₹6.13 Cr and 4 BHK residences from ₹6.78 Cr. This is the only one of the seven Godrej Gurugram projects covered on this site to publish a price for both configurations. Note that the gap between them is just ₹65 lakh, which is narrow for an extra bedroom, so ask what the actual size difference is.
As published: 9.9 per cent of the agreement value at booking; 10.1 per cent on executing the agreement for sale within 45 days, plus stamp duty and registration; then 1 per cent of the agreement value per month until the terrace slab is complete, capped at 70 per cent; any shortfall to 70 per cent on terrace slab completion; 25 per cent on application for the occupation certificate; and the final 5 per cent on possession. Only about 20 per cent falls due in the first 45 days, which is gentler than a standard construction-linked plan. But the monthly instalment is time-based rather than milestone-based, so it falls due whether or not construction progresses. The terms as published are marked valid until 31 January 2025, so confirm they are current.
Godrej states December 2030. The date that binds the developer is the sanctioned completion date recorded under HRERA registration RC/REP/HARERA/GGM/767/499/2023/111. Note that both the licence and the building plan approval expire in 2028, so renewals will be needed before completion.
No carpet or saleable area is published in the opportunity document, the landing page or the project page. Because no size is published, no rate per Sq.Ft. is shown here.
A 63,000 Sq.Ft. grand clubhouse set within a curated forest, which is the largest clubhouse of the seven Godrej Gurugram projects covered here. Amenities are organised into three named zones, a Social Energy Zone, a Play Energy Zone and a Wellness Zone, and include an infinity pool, a squash court, badminton courts, kids play areas, a kids wellness area, social pods, a forest trail, jogging and walking tracks, covered gazebos and an extended lobby area. Homes carry intuitive smart home features and wide balconies.
A 2 BHK floor plan appears on the developer’s landing page alongside the 3 and 4 BHK plans, but only 3 and 4 BHK are described or priced anywhere in Godrej’s material. The 2 BHK row on this page is therefore marked on request.
Neither the total land area nor the number of apartments is published in any Godrej source for this project, so no size or density figure is shown here.
Godrej Properties Limited, directly. Across the seven Godrej Gurugram launches covered on this site there are four developer entities: Godrej Properties Limited for Aristocrat, Zenith, Sora and Alira; Godrej Projects Development Limited for Miraya; Wonder City Buildcon Limited for Astra; and Godrej Vestamark LLP for Vrikshya. Contracting with the listed parent is the simplest of those structures.
The arguments in favour are the most fully documented approvals position of the seven Godrej Gurugram projects here, with licence, building plan memo and RERA registration all named and dated; contracting directly with the listed parent; both configurations priced; the largest clubhouse at 63,000 Sq.Ft.; a payment plan that front-loads only about 20 per cent; and a Sector 49 location close to Golf Course Extension Road with five named employment parks nearby. The arguments against are no published land area, unit count or apartment sizes; a ceiling height described but not stated; a time-based rather than milestone-based instalment structure; and payment terms marked valid only until January 2025.
Get the land area, apartment count and carpet area first, and establish which basis the rate applies to. Get the ceiling height in metres. Check the renewal position on the licence and building plan, both expiring in 2028 before a 2030 possession. Then visit a completed Godrej project in Gurugram.
