About Godrej Miraya

Godrej Miraya is a luxury residential project on plot GH-25 at Sector 43, just off Golf Course Road in Gurugram. The RERA disclosure records it as a group housing colony on 5.157 acres, registered with the Haryana Real Estate Regulatory Authority under RC/REP/HARERA/GGM/870/602/2024/97, dated 24 September 2024.

The developer entity named on that registration is Godrej Projects Development Limited, not Godrej Properties Limited. This is the third distinct entity across the four current Godrej Gurugram launches covered on this site, and it is the entity that will appear on your agreement.

The scheme holds 248 residences across three towers in 3 and 4 BHK formats, which works out at approximately 48 homes per acre. That makes it the least dense of the four, and the developer builds its whole pitch around that: fewer than 250 residences, no shared walls between units, three-side open apartments and a triple-height entrance lobby.

Amenities sit in a glass-clad clubhouse the developer calls The Crystal Club. Inside it are a restaurant with bar, a grand library, a business centre, a mini theatre, a multipurpose and badminton court, an exclusive lounge, a spa and sauna, a jacuzzi area with outdoor seating, and a cafe with indoor games.

The landscape is organised into five named zones: The Gateway, Wellness Cove, The Social Sphere, The Family Courtyard and The Tranquil Escape. Within them are a lap pool, a kids pool, a jacuzzi alcove, a tranquil reflecting pool, sculptures, a palm court, a dining terrace, a poolside pavilion, an exercise lawn with hammock deck, an oval lawn, a tea pavilion, a barbecue pavilion, a herbs and spice garden, a rain garden, a contemplative trail, a jogging trail, a bikers corner, a nature play area with tree house, and a zone for active living for seniors.

Design partners are named: DP Architects as international architect and STX of Singapore as landscape architect. The land was acquired from Haryana Shehri Vikas Pradhikaran under a conveyance deed dated 22 July 2024, registered as document number 7961 with the Sub-Registrar at Wazirabad. Possession is stated as May 2028, and 4 BHK residences are priced from ₹15.13 Cr.

Godrej Miraya Review: Is It a Good Buy?

VS
Reviewed by
Project Reviewer · BookNewProperty · Verified
4.7 out of 5 10 Pros · 3 Cons

Godrej Miraya is the most expensive and the least dense of the four current Godrej Gurugram launches on this site, and those two facts are connected.

What is on record: HRERA registration from September 2024, land bought directly from Haryana Shehri Vikas Pradhikaran under a registered conveyance deed, 5.157 acres, three towers, 248 residences, and two named international design partners in DP Architects and STX of Singapore. At roughly 48 homes per acre it sits well below Godrej Astra at 55, Godrej Alira at 67 and Godrej Sora at 68.

What the product actually offers: no shared walls between units and three-side open apartments. That is a plan-level decision, not a finish, and it cannot be added later. Combined with fewer than 250 homes across three towers, it produces a genuinely low-density community by Gurugram standards.

What the location gives you: the best connectivity of the four. Huda City Centre Metro Station derives to 1.1 km, which is Yellow Line access straight into Delhi and something none of the Golf Course Road projects at Sector 53 or 54 can match. Fortis is 1.1 km, Cyber City 6.5 km and the airport 15.4 km. Possession in May 2028 is also the earliest of the four.

What needs establishing before anything else: the counterparty and the size. The RERA registration names Godrej Projects Development Limited, a different entity again from the ones behind Sora, Alira and Astra. Then ask for carpet area, because at ₹15.13 Cr with no published size, there is no way to judge whether the price is right. Neither figure appears anywhere in the public material.

Who this suits: a buyer at the top of the Gurugram market who wants low density, metro access and a 2028 handover rather than 2031 or 2032.

Pros 10

  • HRERA registered under RC/REP/HARERA/GGM/870/602/2024/97 dated 24 September 2024, verifiable at haryanarera.gov.in.
  • Title runs from Haryana Shehri Vikas Pradhikaran under a registered conveyance deed dated 22 July 2024.
  • At approximately 48 residences per acre, this is the least dense of the four current Godrej Gurugram launches covered on this site.
  • No shared walls between units, with three-side open apartments, is a structural privacy feature rather than a marketing phrase.
  • Possession is stated as May 2028, the earliest of the four Godrej Gurugram projects on this site.
  • Huda City Centre Metro Station derives to 1.1 km, giving direct Yellow Line access into Delhi.
  • Fortis Memorial Research Institute derives to 1.1 km, with Max at 2.4 km, Artemis at 3.6 km and Medanta at 4.7 km.
  • Indira Gandhi International Airport derives to 15.4 km, the closest of the four Godrej Gurugram projects here.
  • Design partners are named: DP Architects and STX of Singapore.
  • Three towers on 5.157 acres leaves more ground for the five named landscape zones than a compact-site project can offer.

Cons 3

  • The entity on the RERA registration is Godrej Projects Development Limited rather than Godrej Properties Limited, so the contracting counterparty needs confirming before payment.
  • The number of floors per tower is not stated anywhere in the material supplied.
  • At ₹15.13 Cr for the 4 BHK, this is the most expensive of the four Godrej Gurugram launches on this site by a wide margin.

Godrej Properties

Premium Founded 1990 Mumbai, Maharashtra, India

Godrej Miraya is marketed under the Godrej Properties brand, but the developer named on the RERA registration and in the project disclaimer is Godrej Projects Development Limited, with a corporate office at Godrej One, Pirojshanagar, Vikhroli East, Mumbai.

The opportunity document states 127 years of Godrej Group history from the 1897 lock-making business, and describes Godrej Properties as India’s number one real estate developer with a portfolio across 10 states, more than 100 projects and 237 million Sq.Ft., with booking value above ₹22,527 crore in FY24. Those are the developer’s own claims, sourced to its Q2 FY2025 investor presentation.

The market breakdown it cites from the FY24 annual report gives NCR at 48.0 million Sq.Ft. across 33 projects, Mumbai at 52.7 million across 31, Pune at 53.9 million across 17 and Bengaluru at 34.3 million across 18, with smaller footprints in Kolkata, Hyderabad, Chennai, Ahmedabad, Nagpur, Kochi and Chandigarh.

Four Godrej Launches in Gurugram, Compared

Godrej currently has four launches in Gurugram covered on this site. All four publish land area and unit count but withhold apartment sizes, so density and price are the only directly comparable figures.

Godrej Miraya, Sector 43: 248 residences on 5.157 acres, approximately 48 per acre. HRERA September 2024. 4 BHK from ₹15.13 Cr. Possession May 2028. Developer entity: Godrej Projects Development Limited.

Godrej Astra, Sector 54: 151 residences on 2.759 acres, approximately 55 per acre. HRERA November 2024. 3 BHK from ₹10.34 Cr. Possession January 2031. Developer entity: Wonder City Buildcon Limited.

Godrej Alira, Sector 39: 132 residences on 1.974 acres, approximately 67 per acre, in a single 33-floor tower. HRERA June 2025. 3 BHK from ₹6.25 Cr. Possession January 2030.

Godrej Sora, Sector 53: 244 residences on approximately 3.6 acres, approximately 68 per acre. HRERA August 2025. 3 BHK from ₹8.31 Cr on one Godrej page and ₹9.30 Cr on another. Possession September 2032.

Read together, Miraya is the least dense, the earliest to hand over and the most expensive. Alira is the cheapest, the smallest community and in a single tower on the tightest site. Sora is the latest to complete. Astra sits between them and is the only one whose brochure names three international consultants.

None of this substitutes for the number all four withhold. Density tells you about the experience of living there; only carpet area and a firm rate per Sq.Ft. tell you whether the price is right. Ask all four for both, on the same basis, and compare.

Something worth noticing across the Godrej Gurugram portfolio is that the entity you contract with changes from project to project.

Godrej Miraya is being developed by Godrej Projects Development Limited. Godrej Astra at Sector 54 is being developed by Wonder City Buildcon Limited. Godrej Sora at Sector 53 and Godrej Alira at Sector 39 are both disclosed under Godrej Properties Limited.

All three are disclosed openly in the respective RERA registrations and project disclaimers, which is exactly how it should be. Using separate companies for land holding, joint development and project financing is ordinary practice in Indian real estate, and every large developer does it.

But it has three practical consequences that are the same whichever project you choose. The entity on your allotment letter and agreement for sale is the one named on that project’s registration. Any delay compensation or defect liability runs against that entity. And if you want to assess financial strength, the relevant accounts are that entity’s, not the listed parent’s.

So ask the same three questions at every Godrej site: what is the shareholding structure of the developer entity, what stake does Godrej Properties Limited hold in it, and does Godrej Properties Limited give any guarantee or undertaking that provides recourse to it? Get the answers in writing before you pay.

The developer makes a specific structural claim: no shared walls between units, with apartments open on three sides.

In a conventional apartment plan, units on the same floor sit side by side and share party walls. That transmits sound, limits the number of external walls a home has, and constrains where windows can go. A no-shared-wall plan separates units with air, circulation or structure instead, so each home has external wall on three of its four sides.

What follows from it is worth understanding, because it is where the density figure and the design claim connect. Fitting 248 homes at three-side-open into three towers on 5.157 acres requires either a small number of units per floor or a slim tower footprint, or both. It also means every apartment gets cross-ventilation and daylight from multiple aspects, which in Gurugram summers is a running-cost benefit as much as a comfort one.

Two things to verify on the plan. Ask how many apartments sit on each floor of each tower, and ask to see a typical floor plate rather than a single unit plan. The floor plate is where you can see for yourself whether the three-side-open claim holds for every unit or only for the corner ones.

The distances in the connectivity section are calculated, not quoted. They are derived from the project coordinates published in the Google Maps embed on the official Godrej Miraya landing page, approximately 28.4520057 N and 77.0752394 E, using great-circle distance multiplied by a road factor of 1.30 to approximate travel by road.

The developer publishes travel times rather than distances for this project: 15 minutes to DLF Cyber City, 20 minutes to Indira Gandhi International Airport and 10 minutes to top schools and hospitals. Our derivations give 6.5 km to Cyber City and 15.4 km to the airport, which are consistent with those times outside peak hours.

Treat both as indicative. Gurugram travel times vary sharply by hour, particularly on the Golf Course Road and NH-8 approaches. Drive the route you would actually take, at the time you would take it.

This page is compiled from three first-party sources: the Godrej Miraya opportunity document supplied to us, internally versioned GP43-006 Sector 43 and dated February 2025; the Godrej Miraya landing page on godrejproperties.com; and the Godrej Miraya project page on the same domain. No third-party listing or agent site has been used.

Developer entity. The RERA registration and disclaimer name Godrej Projects Development Limited, not Godrej Properties Limited. See the dedicated section above.

Apartment sizes. Not published in any source. No rate per Sq.Ft. is derived on this page because there is no size to divide by.

Prices. The landing page states 4 BHK from ₹15.13 Cr. No 3 BHK price is published, so that row is shown as price on request.

Land area. The RERA disclosure states 5.157 acres. The opportunity document rounds this to 5.16 acres in its body copy. The density figure of approximately 48 residences per acre is our own calculation.

Floors. The number of floors per tower is not stated in any source and is therefore not shown here.

Possession. May 2028, as published by Godrej. The date that binds the developer is the sanctioned completion date under the HRERA registration and should be requested in writing.

Group figures. The opportunity document states 127 years, 10 states, 100-plus projects, 237 million Sq.Ft. and ₹22,527 crore booking value in FY24, sourced to the Q2 FY2025 investor presentation. Other Godrej documents give different figures. All are reproduced as published.

Images. Godrej labels the brochure visuals as stock images for representation, artist’s impressions or AI generated images, not actual site images.

Godrej Miraya FAQs

Where is Godrej Miraya located?

Godrej Miraya is on plot GH-25 at Sector 43, Gurugram, just off Golf Course Road. From the coordinates published in the developer’s map embed, Huda City Centre Metro Station derives to 1.1 km, Fortis Memorial Research Institute to 1.1 km, Golf Course Road to 1.9 km, DLF Cyber City to 6.5 km and Indira Gandhi International Airport to 15.4 km.

What is the RERA number for Godrej Miraya?

The Haryana RERA registration is RC/REP/HARERA/GGM/870/602/2024/97, dated 24 September 2024, verifiable at haryanarera.gov.in. The project is registered as a group housing colony on 5.157 acres.

Who is the developer of Godrej Miraya?

The project is marketed under the Godrej Properties brand, but the developer named on the RERA registration and in the project disclaimer is Godrej Projects Development Limited, with a corporate office at Godrej One, Vikhroli East, Mumbai. Across the four current Godrej Gurugram launches on this site there are three different developer entities.

What is the price of apartments at Godrej Miraya?

Godrej states 4 BHK residences from ₹15.13 Cr. No price is published for the 3 BHK, so that row is shown as price on request.

What are the apartment sizes at Godrej Miraya?

No carpet or saleable area is published in the opportunity document, the landing page or the project page. Because no size is published, no rate per Sq.Ft. is shown here.

How many apartments and towers does Godrej Miraya have?

248 residences across three towers on 5.157 acres, which works out at approximately 48 homes per acre. That makes it the least dense of the four current Godrej Gurugram launches covered on this site, against roughly 55 at Godrej Astra, 67 at Godrej Alira and 68 at Godrej Sora.

When is possession at Godrej Miraya?

Godrej states May 2028, which is the earliest handover of the four Godrej Gurugram projects on this site. The date that binds the developer is the sanctioned completion date recorded under HRERA registration RC/REP/HARERA/GGM/870/602/2024/97.

What does no shared walls mean at Godrej Miraya?

In a conventional apartment plan, units on the same floor share party walls, which transmits sound and limits how many external walls a home has. Godrej Miraya is planned so that no unit shares a wall with another, giving each apartment external wall on three sides. That means cross-ventilation and daylight from multiple aspects, which matters for both comfort and running cost.

What amenities does Godrej Miraya offer?

The Crystal Club, a glass-clad clubhouse, houses a restaurant with bar, a grand library, a business centre, a mini theatre, a multipurpose and badminton court, an exclusive lounge, a spa and sauna, a jacuzzi area with outdoor seating, and a cafe with indoor games. The landscape runs across five named zones and includes a lap pool, kids pool, jacuzzi alcove, reflecting pool, palm court, dining terrace, poolside pavilion, exercise lawn with hammock deck, oval lawn, tea pavilion, barbecue pavilion, herbs and spice garden, rain garden, contemplative trail, jogging trail, bikers corner, nature play with tree house, and a zone for active living for seniors.

Who designed Godrej Miraya?

Two design partners are named: DP Architects as international architect and STX of Singapore as landscape architect.

Is Godrej Miraya a good investment?

The arguments in favour are HRERA registration, title from a state authority, the lowest density of the four Godrej Gurugram launches at roughly 48 homes per acre, no shared walls with three-side-open apartments, the earliest possession at May 2028, and the best connectivity of the four with Huda City Centre Metro at a derived 1.1 km and the airport at 15.4 km. The arguments against are the Godrej Projects Development Limited contracting structure, no published apartment sizes, only the 4 BHK priced, no floor count disclosed, and a ₹15.13 Cr entry that makes it the most expensive of the four by a wide margin.

What should I check before buying at Godrej Miraya?

Start with the counterparty: get the shareholding structure of Godrej Projects Development Limited and ask whether Godrej Properties Limited gives any guarantee. Then get carpet and saleable area for both configurations, the 3 BHK price, and a full cost sheet with floor rise, PLC, car park, club and IFMS shown separately. Get the sanctioned completion date under HRERA and the delay provisions. Then visit a completed Godrej project in Gurugram.
