About Godrej Nature Plus
Godrej Nature Plus is at Sector 33, Sohna, in Gurugram district, fronting NH-248A. It is registered with the Haryana Real Estate Regulatory Authority as Godrej Nature Plus under RC/REP/HARERA/GGM/2018/18, dated 15 June 2021, and marketed as Godrej Nature+, with the launch campaign named Serenity.
One thing separates this project from every other Godrej development covered on this site: it publishes apartment sizes. Every other Godrej project here withholds size entirely. That single disclosure is what makes a rate per Sq.Ft. calculable, and it is set out in the price table above.
The developer entity is Godrej Highview LLP, described as part of the Godrej Properties group. That is the sixth distinct entity across the nine Godrej projects covered here.
The theme is wellness, and it is worked through more literally than most. The developer commits to approximately 800 trees, with a footnote stating the plantation would be completed before December 2025 by a third-party landscape contractor. There is a central health park of over 2 hectares, more than 40 wellness activities and more than 10 sports arenas.
The planting is specified by species rather than described generically: a herb garden with tulsi, turmeric, heena, mint and aloe vera; a fragrance garden with rose, magnolia, mogra and cestrum; and landscaped trees including jamun, mulberry, amaltas, neem and orange. Around them sit a lily koi pond, a pebble trail, hammock zones, a nature walk pathway, a fragrance pathway and outdoor games including live chess, monopoly and scrabble.
The clubhouse holds a restaurant with juice bar, an organic cafe, a multipurpose hall, a barbeque area and an indoor yoga and meditation zone. Outdoors there is a celebration lawn, a social plaza, an amphitheatre, a family games zone, a pet corner, a cycling track, a jogging track, a reflexology path, an AG6 workout space and a badminton court.
On services the project is unusually specific. It claims Godrej Properties’ first CTMA3 air purification installation, described as an energy recovery ventilator with multi-stage filtration and a PHI cell fitted inside the apartment, alongside a centralised RO water system and anti-smog guns on selected towers. Security runs to five tiers, from a city-level shuttle service and neighbourhood bike escort through perimeter dog patrolling, face detection and under-vehicle scanning, to tower CCTV and a unit-level video door phone.

Godrej Nature Plus Review: Is It a Good Buy?
Godrej Nature Plus does something no other Godrej project on this site does: it tells you how big the apartments are. That alone changes what a buyer can work out.
carpet 2 BHK to a 1,163 Sq.Ft. carpet 3 BHK with utility. Against a ₹1.81 Cr entry price for the 2 BHK, that gives roughly ₹23,500 per Sq.Ft. of carpet, or about ₹19,500 per Sq.Ft. on carpet plus exclusive area. Whether those numbers are right for Sohna is a judgement, but at least the judgement can be made. On the other eight Godrej projects covered here it cannot.
Two dates need checking before anything else, and both are on the developer’s own paperwork. The licence, number 01 of 2014, is stated as valid up to 2 January 2025, which has passed. The published possession date is January 2026, which has also passed. Neither is unusual on a project of this vintage, and licences are routinely renewed, but both are questions you should put in writing rather than assume.
What the project is genuinely good at is specificity. Most wellness marketing is adjectives. This one names the trees it will plant, herb by herb and species by species, commits to a plantation completion date, describes the air purification system down to the PHI cell inside the apartment, and sets out security level by level from city shuttle to video door phone. That is a developer making checkable promises, which is worth more than a longer amenity list.
What to weigh against it: Sohna is a town in Gurugram district, not Gurugram city. Godrej says so in its own footnotes. Judge the location on NH-248A frontage and IMT Sohna, which exist, and treat the rest as upside.
Who this suits: a buyer who wants the lowest entry price of any Godrej project covered here, values published sizes and specified engineering, and is comfortable in Sohna rather than Gurugram city. Who it does not suit: anyone who needs a Gurugram city address, or anyone unwilling to work through a lapsed-licence and mortgaged-land position before paying.
Pros 10
- The only Godrej project covered on this site that publishes apartment sizes, with carpet and exclusive area given for all six layouts.
- HRERA registered under RC/REP/HARERA/GGM/2018/18 dated 15 June 2021, verifiable at haryanarera.gov.in.
- Both the licence and the building plan memo, including its 2021 revision, are named and dated.
- At ₹1.81 Cr for a 2 BHK this is by far the most accessible of the nine Godrej projects covered here.
- Planting is specified by species rather than described generically, which makes the landscape claim checkable on site.
- A central health park of over 2 hectares, with more than 40 wellness activities and 10 sports arenas.
- CTMA3 air purification inside the apartment, a centralised RO water system and anti-smog guns are specific engineering commitments rather than lifestyle language.
- Five-tier security is set out level by level, from city shuttle down to unit video door phone.
- The project fronts NH-248A directly, with Sohna Road, Golf Course Extension Road, SPR and NH-8 all reachable.
- IMT Sohna and the 1,500 acre Industrial Model Township provide an employment base that does not require commuting into Gurugram city.
Cons 4
- The published possession date of January 2026 has passed, so current handover status needs establishing.
- Godrej publishes two different entry prices for the 2 BHK, at ₹1.81 Cr and ₹1.95 Cr.
- The project land is mortgaged to the lender, so the charge release process at registration must be established.
- The 800-tree commitment carried a completion deadline of December 2025, which has passed, so it should be verified on site.

About Godrej Properties
Godrej Nature Plus is being developed by Godrej Highview LLP, described as part of the Godrej Properties group. Across the nine Godrej projects covered on this site there are now six different developer entities, and this is the second, after Godrej Vrikshya, to be structured as a limited liability partnership rather than a company.
Godrej’s published figures have since moved to 127 to 129 years and 237 million Sq.Ft. across 10 states. All are the developer’s own claims from different dates.
For a buyer here the useful due diligence is local: Godrej Meridien at Sector 106 is the most advanced of the group’s Gurugram projects and can be visited. Ask which Sohna-area projects have been handed over and go and see one.

Pick a home type to see the monthly EMI on an 80% home loan, or move the sliders to match your own loan.
The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

More About Godrej Nature Plus
The Only Godrej Project Here That Publishes Sizes
Across the nine Godrej projects covered on this site, eight withhold apartment sizes entirely. Godrej Nature Plus publishes a full typology table, and it is worth reading properly because it uses three different area figures.
Carpet area is the usable floor area within the walls of the apartment. It is the figure defined and mandated by the RERA Act and the only one that is legally standardised.
Exclusive area is space attached to your apartment but outside the carpet definition, typically balconies, terraces and utility areas.
Total carpet plus exclusive is the sum, and it is the figure most buyers will instinctively compare against a saleable area quoted elsewhere. It is not the same thing. Saleable or super built-up area includes a share of common areas and is typically 30 to 40 per cent larger again.
The six layouts published are: 2 BHK Type A at 770 Sq.Ft. carpet and 930 total; Type B at 810 and 987; Type C at 787 and 969; a 3 BHK at 955 and 1,174; a second 3 BHK at 971 and 1,169; and a 3 BHK with utility at 1,163 and 1,411.
Two consequences. First, when comparing this project with any other, insist on the same basis. A Sohna 2 BHK at 930 Sq.Ft. carpet plus exclusive may correspond to something marketed as 1,300 Sq.Ft. saleable elsewhere. Second, ask Godrej for the saleable area too, so you can convert both ways and see exactly which figure the quoted price applies to.
Two Dates That Need Answers
Two of the developer’s own published dates have passed, and both should be settled in writing before any payment.
The licence. The brochure states licence number 01 of 2014, dated 3 January 2014 and valid up to 2 January 2025. On the face of that document the licence has lapsed. In Haryana, development licences are routinely renewed and lapse is usually administrative rather than substantive, but a lapsed licence is not a technicality you should discover after paying. Ask for the renewal order, its number and its new validity date.
The possession date. Godrej publishes January 2026 for the 2 BHK. That has also passed. Because the project has been running since a 2014 licence and a 2021 RERA registration, handover may well be phased. Ask which towers hold occupation certificates, how many homes are occupied and what the current schedule is for the rest.
A third, smaller one. The 800-tree commitment carries a footnote stating the plantation would be completed before December 2025, by a third-party landscape contractor. That deadline has passed too. Unlike the other two, this one you can verify yourself simply by walking the site and looking.
None of these is a reason to walk away. A project of this age will have accumulated exactly these loose ends. But they are the difference between buying with your eyes open and buying on a brochure.
What CTMA3 and the Services Package Actually Mean
Godrej describes CTMA3 as its first-ever air purification installation of this kind, and the footnote defines it: an energy recovery ventilator with multi-stage filtration and a PHI cell, installed inside the apartment.
Unpacked, that is three separate things. An energy recovery ventilator brings filtered outdoor air in and stale air out while transferring heat between the two streams, so you ventilate without losing the cooling you have paid for. Multi-stage filtration removes particulates, which in the NCR winter is the whole point. A PHI cell is a photohydroionisation device that targets microbes and volatile organic compounds rather than particles.
Alongside it the project specifies a centralised RO system delivering treated water to the apartment, and anti-smog guns on the top of selected towers.
These are meaningful in Sohna specifically, where winter air quality is poor. They are also, unlike landscaping, mechanical systems that require power, filters and maintenance for their whole life.
So the questions are about running cost and continuity, not about whether the technology works. What does the CTMA3 unit cost to run and how often are filters replaced, at whose expense? Is the maintenance contract held by the residents association or by individual owners? Which towers get the anti-smog guns, and who pays to operate them? And is the centralised RO metered per apartment or charged through common maintenance?
Nine Godrej Projects Compared
Godrej has nine projects in Gurugram district covered on this site, across six developer entities. Nature Plus is the cheapest of them by a wide margin and the only one with published sizes.
Godrej Nature Plus, Sector 33 Sohna: 2 BHK from ₹1.81 Cr, sizes published. RERA June 2021. Possession stated January 2026, passed. Entity: Godrej Highview LLP.
Godrej Vrikshya, Sector 103: 42 families per acre. RERA July 2024. 3 BHK from ₹3.81 Cr. Possession June 2031. Entity: Godrej Vestamark LLP.
Godrej Meridien, Sector 106: 754 residences on 14.8 acres, 51 per acre. RERA 2018 and 2020. 3 BHK from ₹4.41 Cr. Possession stated January 2025, passed. Entity: Godrej Real View Developers.
Godrej Zenith, Sector 89: 14.21 acres, mixed land use under TOD. RERA March 2024. 4 BHK from ₹5.88 Cr.
Godrej Aristocrat, Sector 49: RERA December 2023. 3 BHK from ₹6.13 Cr, 4 BHK from ₹6.78 Cr. Possession December 2030.
Godrej Alira, Sector 39: 132 residences on 1.974 acres, 67 per acre. RERA June 2025. 3 BHK from ₹6.25 Cr. Possession January 2030.
Godrej Sora, Sector 53: 244 residences on 3.6 acres, 68 per acre. RERA August 2025. 3 BHK from ₹8.31 Cr. Possession September 2032.
Godrej Astra, Sector 54: 151 residences on 2.759 acres, 55 per acre. RERA November 2024. 3 BHK from ₹10.34 Cr. Possession January 2031. Entity: Wonder City Buildcon Limited.
Godrej Miraya, Sector 43: 248 residences on 5.157 acres, 48 per acre. RERA September 2024. 4 BHK from ₹15.13 Cr. Possession May 2028. Entity: Godrej Projects Development Limited.
The spread is instructive. A 2 BHK at Sohna costs less than an eighth of a 4 BHK on Golf Course Road. Location, not developer, is doing almost all the work in that number.
Source Notes
This page is compiled from two first-party sources: the Godrej Nature Plus brochure supplied to us, internally titled flipchart V2 and dated August 2021, and the Godrej Nature Plus pages on godrejproperties.com. No third-party listing or agent site has been used.
Developer entity. The brochure disclaimer names Godrej Highview LLP, described as part of the Godrej Properties group.
Apartment sizes. The typology table gives carpet and exclusive area in square metres. The Sq.Ft. figures on this page are our own conversions at 10.7639 Sq.Ft. per Sq.M., rounded to the nearest whole number.
Prices. Godrej publishes two different entry figures for the 2 BHK across its own pages, ₹1.81 Cr and ₹1.95 Cr. The lower figure is shown in the overview. Confirm which is current. No price is published for the 3 BHK.
Licence. Number 01 of 2014, dated 3 January 2014, stated as valid up to 2 January 2025. That validity has expired on the face of the brochure. Renewal should be confirmed.
Building plan. Memo ZP-1017/AD(RA)/2014/26014 dated 11 November 2014, revised by memo ZP-1017/JD(RD)/2021/2185.
Possession. January 2026 as published by Godrej. That date has passed.
Mortgage. The brochure states construction finance from ICICI and that the project land is mortgaged in the lender’s favour, with NOC to be provided as required.
Trees. The 800-plus figure carries a footnote stating plantation would be completed before December 2025 by a third-party landscape contractor.
Land area and unit count. Neither is published, so no density figure is shown.
Group figures. The 2021 brochure states 123 years of Godrej history in one paragraph and 124 in an overlapping one, and cites 12 cities and 200-plus awards. All are reproduced as published.
Distances. None are shown. The brochure location map is marked not to scale and sourced to Google Maps as at March 2018, and no project coordinates are published.

Godrej Nature Plus is at Sector 33, Sohna, in Gurugram district, fronting NH-248A. Sohna is a town in the district rather than part of Gurugram city.
The Haryana RERA registration is RC/REP/HARERA/GGM/2018/18, dated 15 June 2021, verifiable at haryanarera.gov.in. The project is registered as Godrej Nature Plus but marketed as Godrej Nature+. It also holds licence 01 of 2014 and building plan approval memo ZP-1017/AD(RA)/2014/26014, revised by memo ZP-1017/JD(RD)/2021/2185.
This is the only Godrej project covered on this site that publishes them. The typology table gives carpet and exclusive area for six layouts: 2 BHK Type A at 770 Sq.Ft. carpet and 930 Sq.Ft. total; Type B at 810 and 987; Type C at 787 and 969; a 3 BHK at 955 and 1,174; a second 3 BHK at 971 and 1,169; and a 3 BHK with utility at 1,163 and 1,411. Note these are carpet and exclusive areas, not saleable area, which is typically 30 to 40 per cent larger again.
Godrej publishes two different entry prices for the 2 BHK across its own pages, ₹1.81 Cr and ₹1.95 Cr. No price is published for the 3 BHK. Against ₹1.81 Cr, the 930 Sq.Ft. total area of the smallest 2 BHK works out at roughly ₹19,500 per Sq.Ft. on carpet plus exclusive area, or about ₹23,500 per Sq.Ft. of carpet alone. This is the most accessible entry price of the nine Godrej projects covered here.
Licence 01 of 2014 is stated as dated 3 January 2014 and valid up to 2 January 2025, a date that has passed. In Haryana, development licences are routinely renewed and a lapse is usually administrative rather than substantive, but it is not something to discover after paying.
Godrej publishes January 2026 for the 2 BHK. That date has passed. The sanctioned completion date under the RERA registration is the figure that binds the developer.
Yes, and the developer discloses it. This is ordinary practice, but your specific apartment carries a bank charge until it is released.
Godrej describes it as its first-ever installation of this kind: an energy recovery ventilator with multi-stage filtration and a PHI cell, fitted inside the apartment. The ventilator brings filtered outdoor air in while recovering heat, the filtration removes particulates, and the PHI cell targets microbes and volatile organic compounds. Alongside it the project specifies a centralised RO water system and anti-smog guns on selected towers. These are mechanical systems, so ask what they cost to run, how often filters are replaced and who pays.
The developer commits to approximately 800 trees, with a footnote stating the plantation would be sourced and planted by a third-party landscape contractor and completed before December 2025. That deadline has passed, so unlike most marketing claims this one can be verified simply by walking the site. The planting is specified by species: a herb garden with tulsi, turmeric, heena, mint and aloe vera; a fragrance garden with rose, magnolia, mogra and cestrum; and landscaped trees including jamun, mulberry, amaltas, neem and orange.
A central health park of over 2 hectares, more than 40 wellness activities and more than 10 sports arenas. These include a cycling track, jogging track, reflexology path, AG6 workout space, badminton court, outdoor and indoor yoga and meditation zones, a lily koi pond, pebble trail, hammock zones, a nature walk and fragrance pathway, and outdoor live chess, monopoly and scrabble. The clubhouse holds a restaurant with juice bar, an organic cafe, a multipurpose hall and a barbeque area, with a celebration lawn, social plaza, amphitheatre, family games zone and pet corner outside. Security runs to five tiers, from a city shuttle service and neighbourhood bike escort through perimeter dog patrolling, face detection and under-vehicle scanning, to tower CCTV and a unit video door phone.
The arguments in favour are published apartment sizes, which no other Godrej project covered here offers; the lowest entry price of the nine at ₹1.81 Cr; RERA registration with licence and building plan both named; planting specified by species and therefore checkable; a genuinely engineered services package with in-apartment air purification, centralised RO and anti-smog guns; and NH-248A frontage with IMT Sohna nearby. The arguments against are a licence whose stated validity has lapsed, a possession date that has passed, two different published prices, land mortgaged to the lender, a tree-plantation deadline that has also passed, no published land area or unit count, and a connectivity case resting substantially on proposed rather than built infrastructure.
Get the licence renewal order and its new validity date first. Then establish which towers hold occupation certificates and what the handover schedule is, since the published possession date has passed. Settle which of the two published prices is current, and get the 3 BHK price. Get the lender NOC process for your specific unit. Walk the site and count the trees against the 800 committed. Then ask for the total land area and apartment count so density can be worked out.
