About Godrej Zenith
Godrej Zenith is at Village Hayatpur, Sector 89, Gurugram, on the western side of the city between the Dwarka Expressway and NH-48. It is registered with the Haryana Real Estate Regulatory Authority under RC/REP/HARERA/GGM/799/531/2024/26, dated 18 March 2024, and is being developed by Godrej Properties Limited itself rather than through a separate entity.
Two things in the legal description set this project apart from the other Godrej launches in Gurugram covered on this site.
The first is that it is a mixed land use colony, not a pure group housing colony. The disclaimer states the split explicitly: 95 per cent residential and 5 per cent commercial, in multistoried buildings on 14.20625 acres. That 5 per cent is a small but real commercial component inside the project boundary.
The second is that it is being built under the Transit Oriented Development policy of the State of Haryana. TOD is a planning framework that permits higher floor area ratio on sites near planned mass transit corridors, in exchange for denser, more walkable development. It is the reason a 14.2 acre site in Sector 89 can carry the built form it does, and it is worth understanding before you buy. The dedicated section below sets out what it means in practice.
The project proceeds under licence number 151 of 2023, dated 20 July 2023 and valid until 19 July 2028, issued by the Director of Town and Country Planning, Haryana. Note that the licence expiry falls within the likely construction period, so renewal will be required.
Homes are marketed as north-facing 4 BHK residences from ₹5.88 Cr. The amenity programme is modest by comparison with Godrej’s Golf Course Road projects but specific: two swimming pools, two cricket nets, an outdoor gym, a yoga garden, a butterfly garden, a pet park, a green theatre, a celebration plaza, and kids play areas with a tree house.
That was subsequently exceeded by Godrej Jardinia in Noida.

Godrej Zenith Review: Is It a Good Buy?
Godrej Zenith is the odd one out among Godrej’s Gurugram launches, and the reason is in the legal description rather than the marketing.
What is on record: HRERA registration from March 2024, licence 151 of 2023 with a stated validity to July 2028, 14.20625 acres, a mixed land use colony at 95 per cent residential and 5 per cent commercial, and Godrej Properties Limited as the developer directly rather than through a separate entity. That last point is the simplest contracting structure of the six Godrej Gurugram projects covered here, and it is a genuine advantage.
What Transit Oriented Development means: TOD is a Haryana planning policy that grants higher floor area ratio to sites near planned mass transit, on the reasoning that density belongs where transit can carry it. The trade is explicit. You get a larger, denser development than the plot would otherwise support, and the justification is transit that is planned rather than running.
What the location is: this is western Gurugram, not the Golf Course Road belt. The Dwarka Expressway derives to 4.3 km and NH-48 at Kherki Daula to 4.9 km, so highway access is genuinely good. IMT Manesar at 7.6 km is a real employment base. But Huda City Centre Metro derives to 17.1 km, Cyber City to 21.4 km and the airport to 28.2 km. Price it as Sector 89, not as Gurugram generally.
What is missing: unit count, apartment sizes and a possession date. None appears on any Godrej page for this project. cannot be either. Those are the first three things to ask for, followed by the sanctioned completion date under the HRERA registration.
Who this suits: a buyer who wants a large 4 BHK at roughly a third of Golf Course Road pricing, works towards Manesar or the western corridor, and is comfortable with a location whose transit case is still forward-looking. Who it does not suit: anyone commuting to Cyber City or the airport daily, or anyone wanting a smaller format.
Pros 10
- HRERA registered under RC/REP/HARERA/GGM/799/531/2024/26 dated 18 March 2024, verifiable at haryanarera.gov.in.
- Developed by Godrej Properties Limited directly, so the counterparty is the listed parent rather than a separate entity.
- At 14.2 acres this is the largest of the six Godrej Gurugram sites covered on this site, giving room for a fuller landscape and amenity programme.
- A 5 per cent commercial component inside the project means day-to-day retail can sit within the boundary rather than requiring a drive.
- Built under Haryana Transit Oriented Development policy, which ties the site to planned mass transit rather than road access alone.
- Licence 151 of 2023 is on record with a stated validity, so the approval position is checkable.
- Residences are marketed as north facing, which in this climate is the preferred orientation for heat and light.
- The Dwarka Expressway derives to 4.3 km and NH-48 at Kherki Daula to 4.9 km, giving two independent highway approaches.
- IMT Manesar derives to 7.6 km, an employment base that does not require driving into Gurugram.
- Entry pricing from ₹5.88 Cr for a 4 BHK is competitive against Golf Course Road, where Godrej Miraya asks ₹15.13 Cr for the same configuration.
Cons 6
- Neither unit count nor apartment sizes are published, so density and rate per Sq.Ft. cannot be worked out.
- No possession date is published on the project pages, so the sanctioned completion date under HRERA must be requested in writing.
- The licence expires on 19 July 2028 and will require renewal if construction runs beyond it.
- Central Gurugram is a long way off: Huda City Centre Metro derives to 17.1 km, Cyber City to 21.4 km and the airport to 28.2 km.
- Transit Oriented Development permits higher density, and the transit it is oriented towards is planned rather than operating.
- Only the 4 BHK is marketed, so there is no smaller format for a buyer wanting a lower entry point.

About Godrej Properties
Godrej Zenith is developed by Godrej Properties Limited directly. That is worth noting, because across the six current Godrej Gurugram launches covered on this site there are four different developer entities: Godrej Properties Limited for Zenith, Sora and Alira; Godrej Projects Development Limited for Miraya; Wonder City Buildcon Limited for Astra; and Godrej Vestamark LLP for Vrikshya.
Contracting directly with the listed parent is the simplest of those four structures. It means the counterparty on your agreement is the company whose financial statements are public and whose brand carries the reputational weight. Buyers should still confirm it in writing, but there is no intermediate entity to investigate here.
Godrej Properties was established in 1990 as the real estate arm of the Godrej Group, which dates to 1897. Its own published figures vary across documents, ranging from 127 to 129 years of group history and from 92 to 116 active and upcoming projects. All are the developer’s claims and are reproduced as published rather than reconciled.
For a buyer here the useful due diligence is local: ask which Gurugram projects Godrej has actually handed over, when they were handed over against their committed dates, and go and see one.
Godrej Zenith EMI Calculator
Pick a home type to see the monthly EMI on an 80% home loan, or move the sliders to match your own loan.
The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

More About Godrej Zenith
What Transit Oriented Development Means for a Buyer
The project disclaimer states that Godrej Zenith is being developed under the Transit Oriented Development policy of the State of Haryana. That phrase does real work and is worth unpacking, because it is the single biggest planning difference between this project and the other Godrej launches in Gurugram.
What TOD is. Transit Oriented Development is a planning approach that concentrates higher-density, mixed-use development within walking distance of mass transit corridors. Haryana’s policy grants additional floor area ratio to sites that qualify, on the reasoning that density is better placed where public transport can absorb it than where it cannot.
What it gives the developer. More buildable area on the same land than standard group housing norms would permit. On a 14.20625 acre site, that difference is substantial. It is also why the project can carry a commercial component at all: mixed use is a feature of TOD rather than an exception to it.
What it gives the buyer. In principle, a walkable neighbourhood with retail inside the boundary and transit nearby, which is a better urban form than a gated island reached only by car. The 5 per cent commercial allocation is part of that.
What to check. TOD density is justified by transit. Ask which corridor this site is oriented towards, whether it is operational, under construction or proposed, and what the timeline is. Ask what FAR has actually been sanctioned under TOD and how it compares with the standard figure. And ask how many apartments the project holds in total, because that is the number that turns a policy into a lived experience.
The 5 Per Cent Commercial Component
Godrej Zenith is registered as a mixed land use colony, not a group housing colony. The disclaimer gives the split as 95 per cent residential and 5 per cent commercial.
Five per cent of 14.20625 acres is roughly two-thirds of an acre of commercial land within the project. In practice that usually means a small retail parade or a mixed-use block: convenience retail, a pharmacy, a clinic, perhaps a cafe or two, and some small office suites.
For a resident this cuts both ways, and both sides are worth weighing.
In favour: daily needs inside the boundary rather than a drive away, which matters more in western Gurugram than it would on Golf Course Road. It also brings footfall and life to the ground plane, and it can improve the resale story for the project as the sector matures.
Against: commercial units generate traffic, servicing and noise that purely residential projects do not, and they are typically sold to third parties rather than retained. Who occupies them is largely outside the residents association’s control.
Three questions follow. Where exactly does the commercial component sit relative to the residential towers? Is it accessed from the same gate as residents or from a separate one? And what does the maintenance structure look like, since commercial and residential owners will share some common areas and services?
Six Godrej Launches in Gurugram, Compared
Godrej currently has six launches in Gurugram covered on this site, across four different developer entities. All six withhold apartment sizes, so land area, price and timing are the comparable figures.
Godrej Zenith, Sector 89: 14.21 acres, mixed land use under TOD. HRERA March 2024. 4 BHK from ₹5.88 Cr. Entity: Godrej Properties Limited.
Godrej Vrikshya, Sector 103: 42 families per acre as stated. HRERA July 2024. 3 BHK from ₹3.81 Cr. Possession June 2031. Entity: Godrej Vestamark LLP.
Godrej Miraya, Sector 43: 248 residences on 5.157 acres, approximately 48 per acre. HRERA September 2024. 4 BHK from ₹15.13 Cr. Possession May 2028. Entity: Godrej Projects Development Limited.
Godrej Astra, Sector 54: 151 residences on 2.759 acres, approximately 55 per acre. HRERA November 2024. 3 BHK from ₹10.34 Cr. Possession January 2031. Entity: Wonder City Buildcon Limited.
Godrej Alira, Sector 39: 132 residences on 1.974 acres, approximately 67 per acre, single 33-floor tower. HRERA June 2025. 3 BHK from ₹6.25 Cr. Possession January 2030.
Godrej Sora, Sector 53: 244 residences on approximately 3.6 acres, approximately 68 per acre. HRERA August 2025. 3 BHK from ₹8.31 Cr on one Godrej page and ₹9.30 Cr on another. Possession September 2032.
Zenith is the largest site of the six and the only mixed land use one. On price it sits at the accessible end for a 4 BHK: Godrej Miraya asks ₹15.13 Cr for the same configuration on Golf Course Road, roughly two and a half times more. That gap is the Golf Course Road premium, and whether it is worth paying depends entirely on where you need to be.
How the Distances on This Page Were Derived
The distances in the connectivity section are calculated, not quoted. They are derived from the project coordinates published in the Google Maps embed on the official Godrej Zenith page, approximately 28.4135625 N and 76.9484876 E, using great-circle distance multiplied by a road factor of 1.30 to approximate travel by road.
Godrej publishes no distance or time figures for this project. Its page names four landmarks without measurements: RPS International School, The Signature Hospital, easy access to NH-8 and NH-48, and connection to the Dwarka Expressway. Those are reproduced separately in the connectivity section, unmeasured, exactly as given.
Treat the derived figures as indicative. Western Gurugram travel times depend heavily on the Kherki Daula toll and NH-48 conditions, which vary sharply by hour.
Source Notes
This page is compiled from two first-party sources on godrejproperties.com: the Godrej Zenith project page and the Godrej Zenith about page, including the full project disclaimer. No brochure was supplied and no third-party listing or agent site has been used.
Land area. The disclaimer states 14.20625 acres. The overview shows 14.21 acres, rounded.
Unit count. Not published in any source, so no density figure is shown on this page.
Apartment sizes. Not published. No rate per Sq.Ft. is derived.
Possession. No possession date is published on either Godrej page for this project, so none is shown. The sanctioned completion date under the HRERA registration is the authoritative figure and should be requested in writing.
Configuration. The project page markets 4 BHK north-facing residences from ₹5.88 Cr. No other configuration is advertised, so only that row appears in the price table.
Use split and policy. The 95 per cent residential and 5 per cent commercial split, and the Transit Oriented Development designation, are both taken verbatim from the project disclaimer.
Licence. Number 151 of 2023, dated 20 July 2023, valid until 19 July 2028, issued by the Director of Town and Country Planning, Haryana, as stated in the disclaimer.
Launch record. The claim that Zenith was Godrej Properties’ biggest launch with booking value over ₹3,000 crore is taken from the Godrej Vrikshya brochure timeline and is the developer’s own figure.
Distances. Derived by this site as described above, not quoted by the developer.

Godrej Zenith is at Village Hayatpur, Sector 89, Gurugram, in the west of the city. From the coordinates published in the developer’s map embed, the Dwarka Expressway derives to 4.3 km, NH-48 at Kherki Daula to 4.9 km, IMT Manesar to 7.6 km, Rajiv Chowk to 10.9 km, Huda City Centre Metro to 17.1 km, Cyber City to 21.4 km and Indira Gandhi International Airport to 28.2 km.
The Haryana RERA registration is RC/REP/HARERA/GGM/799/531/2024/26, dated 18 March 2024, verifiable at haryanarera.gov.in. The project also proceeds under licence 151 of 2023, dated 20 July 2023 and valid until 19 July 2028, issued by the Director of Town and Country Planning, Haryana.
Godrej Properties Limited, directly. That is worth noting, because across the six current Godrej Gurugram launches on this site there are four different developer entities. Zenith, Godrej Sora and Godrej Alira are under Godrej Properties Limited; Godrej Miraya is under Godrej Projects Development Limited; Godrej Astra is under Wonder City Buildcon Limited; and Godrej Vrikshya is under Godrej Vestamark LLP. Contracting with the listed parent is the simplest of those structures.
Godrej markets north-facing 4 BHK residences from ₹5.88 Cr. No other configuration is advertised. For comparison, Godrej Miraya asks ₹15.13 Cr for a 4 BHK on Golf Course Road, roughly two and a half times more.
TOD is a Haryana planning policy that grants additional floor area ratio to sites near planned mass transit corridors, on the reasoning that density belongs where public transport can carry it. Godrej Zenith is being developed under it. In practice that means more buildable area on the 14.2 acre site than standard group housing norms would allow, and it is also why the project can include a commercial component.
Both. The project is registered as a mixed land use colony, with the disclaimer giving the split as 95 per cent residential and 5 per cent commercial on 14.20625 acres. Five per cent works out at roughly two-thirds of an acre of commercial land inside the project, which in practice usually means convenience retail and small offices.
The disclaimer states total land of 14.20625 acres, which makes it the largest of the six Godrej Gurugram sites covered on this site.
No possession date is published on either Godrej page for this project, so none is shown here. The date that binds the developer is the sanctioned completion date recorded under HRERA registration RC/REP/HARERA/GGM/799/531/2024/26. Note separately that licence 151 of 2023 expires on 19 July 2028 and will need renewal if construction runs beyond that.
Two swimming pools, two cricket nets, an outdoor gym, a yoga garden, a butterfly garden, a pet park, a green theatre, a celebration plaza, and kids play areas with a tree house, set in landscaped gardens. The programme is more modest than Godrej’s Golf Course Road projects but is specific rather than generic.
No carpet or saleable area is published on either Godrej page. Because no size is published, no rate per Sq.Ft. is shown here.
The arguments in favour are HRERA registration, contracting directly with Godrej Properties Limited rather than a separate entity, the largest site of the six Godrej Gurugram projects at 14.2 acres, an in-boundary commercial component, two highway approaches within 5 km, IMT Manesar at 7.6 km, and a 4 BHK entry price roughly a third of Golf Course Road equivalents. The arguments against are no published unit count, sizes or possession date, a licence expiring in 2028, TOD density justified by transit that is planned rather than running, and 17 to 28 km to central Gurugram, the metro and the airport.
