About Godrej Meridien
Godrej Meridien is at Sector 106, Gurugram, just off the Dwarka Expressway. It is the oldest of the eight Godrej Gurugram projects covered on this site by a wide margin: the underlying licence dates from 2008, the first two RERA registrations from May 2018, and the third from February 2020.
The scale is substantial. Of the seven towers, two are G+34 storeys, two are G+19 and one is G+25. The heights of the remaining two are not stated.
The configuration range is the widest of any project covered here: 2, 3, 3.5, 4, 4.5 and 5 BHK layouts, plus penthouses. Towers 5 and 6 are separately marketed under the campaign name Grandeur at Godrej Meridien.
The developer entity is Godrej Real View Developers Pvt. Ltd., the fifth distinct entity across the eight Godrej Gurugram launches on this site. That is a material fact for any buyer and is dealt with separately below.
Amenities are unusually branded. The clubhouse runs to three storeys and a stated 6,132 square metres, which converts to roughly 66,003 Sq.Ft., though the developer notes that figure includes the swimming pool deck and tennis court. Inside and around it are an Olympic-size swimming pool, an indoor heated pool with jacuzzi, a poolside bar, a Holyfield gym, a fitness studio by trainer Ramona Braganza, a wellness club managed by Elle, Elle spa and salon, mens grooming by The Art of Shaving, a 48-seater mini theatre, a fine dining restaurant, a wine tasting arena and an art gallery.
Seven dedicated sport arenas are listed: tennis, badminton, half basketball, squash, a skating rink, and jogging and cycling tracks. The landscape master plan names an urban forest, a Godrej boulevard walk, a sculpture garden, a pet park, a kids play zone, an elderly zone, a reflexology garden, a herb and hedge garden, a fitness lawn, tree bosques and groves, mound gardens and seating alcoves. The core of the site is described as a central car-free zone.
Homes are specified with three-side open corner units, six-foot deck-like balconies, double-height air-conditioned lobbies with a concierge desk and doorman, four-tier security and modular kitchens with hob, chimney and storage. The development also contains a shopping and retail block, a school block and an EWS block within its boundary.

Godrej Meridien Review: Is It a Good Buy?
Godrej Meridien is the only one of the eight Godrej Gurugram projects on this site that has reached its stated possession date. That single fact changes how you should approach it, and mostly in your favour.
Every other Godrej project covered here is sold on renderings. This one can be walked. The clubhouse either has an Olympic pool and a squash court or it does not. The urban forest is either planted or it is not. Towers either stand at G+34 or they do not. If you are considering any Godrej project in Gurugram, visit this one first, whether or not you intend to buy here, because it is the closest available evidence of what the group actually delivers in this market.
What that visit should establish: the published possession date was January 2025, which has passed. Meridien is registered across three RERA phases, so the answer will differ between them.
Godrej discloses this properly, and mortgaging project land against construction finance is entirely normal. But it means the specific apartment you buy carries a bank charge that must be released before or at registration.
For a project at this stage that is unusual, and it probably reflects that remaining inventory is limited and priced case by case.
Who this suits: a buyer who wants to see before buying, values a delivered clubhouse over a rendered one, and wants a wide configuration choice from 2 BHK to penthouse in an established community. Who it does not suit: anyone wanting first-owner pricing on a fresh launch, or anyone unwilling to work through a mortgaged-land NOC process.
Pros 10
- Registered across three HRERA phases, two from May 2018 and one from February 2020, all verifiable at haryanarera.gov.in.
- The most advanced of the eight Godrej Gurugram projects covered here, so construction and amenities can be inspected rather than imagined.
- Both the licence and the building plan memo are named and dated, which is fuller disclosure than most projects offer.
- 754 residences across seven towers on 14.8 acres, giving genuine community scale and a wide resale pool.
- The widest configuration range of any project covered here, from 2 BHK through 5 BHK and penthouses.
- A three-storey clubhouse with named operator partnerships including Elle, The Art of Shaving, Holyfield and trainer Ramona Braganza.
- Seven dedicated sport arenas, including an Olympic-size pool, a separate indoor heated pool and a squash court.
- A shopping and retail block and a school block sit inside the development boundary.
- Three-side open corner units with six-foot deck-like balconies, and a central car-free zone.
- Access is via a 75 metre wide masterplan road off the eight-lane Dwarka Expressway.
Cons 5
- The published possession date of January 2025 has passed, so current handover status needs confirming project by project and phase by phase.
- The project land is mortgaged to ICICI Bank, so the charge release process at registration must be established before payment.
- No price is published for any configuration on the developer pages, so value cannot be assessed from public material.
- The clubhouse area of roughly 66,003 Sq.Ft. includes the swimming pool deck and tennis court, so the enclosed indoor area is smaller.
- At 51 units per acre this is denser than Godrej Vrikshya, Godrej Miraya and Godrej Astra.

About Godrej Properties
Godrej Meridien is being developed by Godrej Real View Developers Pvt. Ltd., a Godrej group entity. Across the eight Godrej Gurugram launches covered here there are now five different developer entities: Godrej Properties Limited for Aristocrat, Zenith, Sora and Alira; Godrej Projects Development Limited for Miraya; Wonder City Buildcon Limited for Astra; Godrej Vestamark LLP for Vrikshya; and Godrej Real View Developers for Meridien.
across 12 cities, with over 200 awards in the preceding three years. Note how much that figure has moved: current Godrej documents state 237 million Sq.Ft. across 10 states and more than 100 projects. Both are the developer’s own claims from different dates.
It also describes the GPL Design Studio, an in-house collective of urban designers, architects, landscape, interior, industrial, graphic and brand designers and environmental planners, and cites recognition from the Boston Society of Landscape Architects, Kyoorius, Marcom, AVA and the Golden Peacock awards.
Because Meridien is the most advanced of the eight, it is also the most useful for due diligence. Rather than asking about Godrej’s record in the abstract, a buyer looking at any Godrej Gurugram project can visit this one and see finished construction, delivered amenities and, where handover has occurred, residents actually living there.
Godrej Meridien Payment Plan
You pay in stages as the building goes up, so the full price is not due on day one. Each instalment falls due only when the developer finishes a construction stage, and the exact schedule is written into your agreement for sale.
- 1At booking
Pay the booking amount, then sign and register the agreement for sale. Stamp duty and registration are paid at this stage.
- 2During construction
Instalments are linked to stages such as the foundation and each floor slab. With a home loan, the bank pays these stages directly to the developer.
- 3At possession (January 2025)
The last instalment is paid when the building is complete, along with maintenance deposit and other one-time charges.
Godrej Meridien EMI Calculator
Pick a home type to see the monthly EMI on an 80% home loan, or move the sliders to match your own loan.
The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

More About Godrej Meridien
The ICICI Mortgage and What It Means at Registration
The Godrej Meridien brochure contains a disclosure that most marketing material omits entirely: the developer has availed construction finance from ICICI Bank Limited and has mortgaged the project land for it, with a no-objection certificate to be provided as and when required.
Godrej deserves credit for stating this openly. It is also completely ordinary. Construction finance secured against project land is how most large Indian residential developments are funded, and lenders release their charge unit by unit as apartments are sold and the loan is repaid.
But it has consequences a buyer must handle, and they are practical rather than theoretical.
Your apartment carries a bank charge until it is released. Until ICICI issues a no-objection certificate for your specific unit, the bank has a claim over the land your home sits on. A conveyance deed executed without that release leaves you with an encumbered title.
The NOC is unit-specific. A general assurance that the project is financed by a reputable bank is not the same as a release for your flat. Ask for the NOC referencing your unit number.
Your own lender will check this. If you are taking a home loan, your bank will require the developer’s lender to release the charge before it disburses in full. Any delay in the NOC becomes a delay in your funding.
Four questions follow. What is the process and typical timeline for obtaining a unit-specific NOC from ICICI Bank? At what point in the payment schedule is it issued? Will the sale deed be executed only after the NOC is in hand? And can you see a sample NOC issued for another unit in the same tower?
A Passed Possession Date, and What to Ask
Godrej publishes a possession date of January 2025 for Godrej Meridien. That date has passed.
This is not by itself a criticism. Delivery timelines slip routinely in Indian residential construction, and a project registered in 2018 across three phases will hand over in stages rather than at a single moment. But it does change the questions.
For a project still under construction, the right question is when will it be ready. For a project at or past its handover date, the right questions are different and more specific.
Which phases have occupation certificates? Meridien is registered under three separate RERA numbers, two from May 2018 and one from February 2020. The OC position will not be the same across them. Ask phase by phase, and get it in writing.
Which towers are occupied? Seven towers were planned. Ask how many are complete, how many are handed over, and how many families are actually living there. Occupancy is the single best indicator of whether a community is functioning.
Has the residents association been formed? And have common areas been handed over to it? On a project of this age, that transition matters more than any amenity list.
What is the maintenance charge, actually? Not the estimate given at launch in 2018, but the figure residents are paying now. Ask three of them.
Is the clubhouse operating? Named partnerships with Elle, The Art of Shaving, Holyfield and a celebrity trainer are impressive on paper. Ask whether those arrangements are live, and walk the clubhouse on a weekday evening to see.
Eight Godrej Launches in Gurugram, Compared
Godrej has eight projects in Gurugram covered on this site, across five developer entities. Meridien is by some distance the oldest and the most advanced.
Godrej Meridien, Sector 106: 754 residences on 14.8 acres, 51 per acre, seven towers. RERA 2018 and 2020. Possession stated January 2025, now passed. Entity: Godrej Real View Developers.

Godrej Zenith, Sector 89: 14.21 acres, mixed land use under TOD policy. RERA March 2024. 4 BHK from ₹5.88 Cr. Entity: Godrej Properties Limited.
Godrej Vrikshya, Sector 103: 42 families per acre as stated. RERA July 2024. 3 BHK from ₹3.81 Cr. Possession June 2031. Entity: Godrej Vestamark LLP.

Godrej Sora, Sector 53: 244 residences on approximately 3.6 acres, approximately 68 per acre. RERA August 2025. 3 BHK from ₹8.31 Cr on one Godrej page and ₹9.30 Cr on another. Possession September 2032.
Meridien is the largest by unit count, has the widest configuration range and the only delivered or near-delivered product. Everything else on the list is a promise. That is the comparison worth making.
Why This Page Shows No Distances
On most project pages here, distances are derived from the coordinates the developer publishes in its map embed, using great-circle distance with a road factor applied.
That is not possible for this project. The Godrej Meridien brochure carries a schematic location map explicitly marked not to scale and for illustrative purposes only, and no coordinates are published on the developer’s pages for this project.
Rather than estimate a pin and present the resulting kilometres as though they were measured, this page lists the landmarks the developer names and the roads it identifies, and nothing more. Those roads are worth noting in themselves: the site is accessed by a 75 metre wide masterplan road running between Sector 106 and Sector 108, parallel to the eight-lane, 150 metre wide Dwarka Expressway, with State Highway 15A nearby.
Since the project is at or near handover, you have an option most buyers do not: drive there yourself, at the hour you would actually travel, and measure the commute that matters to you.
Source Notes
This page is compiled from two first-party sources: the Godrej Meridien brochure supplied to us, internally dated February 2022 and revised June 2023, and the Godrej Meridien pages on godrejproperties.com. No third-party listing or agent site has been used.
Developer entity. The brochure disclaimer names Godrej Real View Developers Pvt. Ltd. as the developer.
RERA. Three registrations are quoted: RC/REP/HARERA/GGM/2018/05 and RC/REP/HARERA/GGM/2018/06, both dated 18 May 2018, and RC/RCEP/HARERA/GGM/393/125/2020/09 dated 10 February 2020, the last registered as Godrej Meridien Phase 3.
Approvals. Licence 18 of 2008 dated 2 February 2008 and building plan approval memo ZP-1128/AD(RA)/2018/9858 dated 21 March 2018, both as stated in the brochure.
Mortgage. The brochure states construction finance from ICICI Bank Limited and that the project land is mortgaged for it, with NOC to be provided as required.
Clubhouse area. The brochure states 6,132 square metres, converted here to approximately 66,003 Sq.Ft. The developer’s own footnote states that this area includes the clubhouse, swimming pool deck and tennis court.
Density. The brochure states 51 units per acre. That is consistent with 754 residences on 14.8 acres.
Tower heights. Two towers at G+34, two at G+19 and one at G+25 are stated. The heights of the remaining two of the seven are not given.
Prices. The Godrej Meridien landing page states 3 BHK homes from ₹4.41 Crore onwards. No price is published for any other configuration, so those rows are shown on request. No apartment size is published for any configuration, so no rate per Sq.Ft. is derived.
Configuration variance. The February 2022 brochure lists 2, 3, 3.5, 4, 4.5 and 5 BHK layouts plus penthouses. The current landing page markets only 3 and 4 BHK. The wider brochure range is reflected in the price table, but confirm what is actually available.
Clubhouse area variance. The brochure states 6,132 square metres, roughly 66,003 Sq.Ft. The landing page states 6,300 square metres, roughly 67,812 Sq.Ft. This page uses the brochure figure, which carries the developer’s own footnote that the area includes the pool deck and tennis court.
Possession. January 2025, as published by Godrej. That date has passed. Current handover and occupation certificate status should be confirmed phase by phase.
Group figures. The February 2022 brochure states a 121-year legacy and approximately 150.12 million Sq.Ft. across 12 cities. Current Godrej documents state 237 million Sq.Ft. across 10 states. Both are reproduced as published.
Distances. None are shown. See the section above.

The project is registered in three phases. RC/REP/HARERA/GGM/2018/05 and RC/REP/HARERA/GGM/2018/06, both dated 18 May 2018, and RC/RCEP/HARERA/GGM/393/125/2020/09 dated 10 February 2020, the last registered as Godrej Meridien Phase 3. All are verifiable at haryanarera.gov.in. The project also holds licence 18 of 2008 dated 2 February 2008 and building plan approval memo ZP-1128/AD(RA)/2018/9858 dated 21 March 2018.
The published possession date is January 2025, which has passed. Because the project is registered across three RERA phases, handover status will differ between them. This is the most advanced of the eight Godrej Gurugram projects covered on this site.
Yes, and the developer discloses it. This is ordinary practice for construction finance, but it means your specific apartment carries a bank charge until ICICI releases it.
The Godrej Meridien landing page states 3 BHK homes from ₹4.41 Crore onwards. No price is published for any other configuration, so those rows are shown on request, and no apartment size is published for any of them, so no rate per Sq.Ft. is derived.
754 residences across seven towers on 14.8 acres, which the developer expresses as 51 units per acre. Two towers are G+34 storeys, two are G+19 and one is G+25. Towers 5 and 6 are separately marketed under the campaign name Grandeur at Godrej Meridien.
The widest range of any project covered on this site: 2, 3, 3.5, 4, 4.5 and 5 BHK layouts, plus penthouses.

Godrej Real View Developers Pvt. Ltd., a Godrej group entity. Across the eight Godrej Gurugram launches covered on this site there are five different developer entities.
The master plan includes a shopping and retail block, a school block and an EWS block within the project boundary.
The arguments in favour are that it is the most advanced of the eight Godrej Gurugram projects, so construction and amenities can be inspected rather than imagined; three RERA registrations with licence and building plan both named; 754 homes across seven towers giving genuine scale and a wide resale pool; the widest configuration range covered here; a clubhouse with named operator partnerships; and retail and school blocks inside the boundary. The arguments against are a possession date that has passed, project land mortgaged to ICICI Bank requiring a unit-specific NOC, no published prices or sizes, only five of seven tower heights stated, and 51 units per acre being denser than Vrikshya, Miraya or Astra.
Go and see it, which you cannot do with any other Godrej Gurugram project. Establish which RERA phases hold occupation certificates and on what dates. Get the ICICI NOC process, timeline and a sample, and confirm the sale deed follows the NOC rather than preceding it. Then walk the clubhouse on a weekday evening and see whether the named partnerships are operating.
