About Purva Soukhyam

Purva Soukhyam is a plotted development at Guduvancheri in south Chennai, built by Purva Land, the plotted and land-development arm of Puravankara Limited. The developer describes it as the largest plotted development in the Guduvancheri suburb, spread across approximately 120 acres and comprising roughly 2,200 plots.

The plot mix runs from row-house plots at the compact end to estate plots at the top, with commercial plots also part of the layout. The website states a range of 540 Sq.Ft. to 4,806 Sq.Ft. and an entry price of ₹44 Lakhs. to 5,000 Sq.Ft. and plots starting at ₹19.90 Lakhs. Both sets of figures are reproduced on this page and the difference is discussed in the Source Notes section below.

The organising idea is wellness. The developer counts more than 35 amenities and the named ones lean towards outdoor and communal use rather than indoor club facilities: a yoga and meditation deck, a stargazing mound, a campfire pit, a skating rink, tennis, futsal and half-basketball courts, a cricket practice pitch, a multipurpose court, gardens and a children’s play area. For a plotted layout this matters more than it does in an apartment project, because the common amenities are the only part of the scheme the buyer receives finished.

The project is registered with the Tamil Nadu Real Estate Regulatory Authority under three separate layout registrations: TN/35/Layout/4355/2023, TN/35/Layout/4356/2023 and TN/35/Layout/0306/2024. Multiple registrations across a 120-acre layout normally indicate phasing, so it is worth establishing which registration covers the specific plot under consideration. The developer records the project status as Ongoing and publishes a July 2026 construction update.

Guduvancheri sits on the GST Road corridor south of Chennai, between Tambaram and Chengalpattu. The corridor has been reshaped over the past two decades by SRM Institute of Science and Technology at Kattankulathur, Mahindra World City at Chengalpattu and the widening of NH45. Land in this belt has historically been bought by end users building over time rather than by investors seeking rapid resale, which shapes both the pace and the character of a plotted community here.

Purva Soukhyam Review: Is It a Good Buy?

4.5 out of 5 10 Pros · 5 Cons

Purva Soukhyam is a large, RERA-registered plotted layout on the GST Road corridor, and the honest way to read it is as a land purchase in a suburb that has been growing steadily for twenty years rather than as a finished product.

What is solid: three TN-RERA layout registrations that can be checked at rera.tn.gov.in, a developer with a long Chennai delivery record, approximately 120 acres of scale, and an employment and education base nearby that does not depend on the OMR corridor. SRM Institute of Science and Technology derives to 5.7 km, Potheri railway station to 5.9 km and Mahindra World City to 11.9 km. The suburban rail line is a real advantage that Chennai’s eastern corridor lacks.

What needs establishing before any deposit: the entry price. Two years of appreciation could explain part of that gap, but not necessarily all of it, and the two documents also disagree on plot sizes (540 to 4,806 Sq.Ft. against 600 to 5,000 Sq.Ft.). by plot category, and work out what the specific plot costs rather than what the headline says.

The second thing to establish is which of the three RERA registrations covers the plot on offer, what the sanctioned completion date under that registration is, and what infrastructure is committed within it. On a 120-acre layout delivered in phases, an early buyer can hold a legally clean plot on a road that has not been laid and next to an amenity zone that is years away. The July 2026 construction status document is the right place to start, and a site visit is the right place to confirm it.

Who this suits: a buyer who wants to build their own house on the GST Road side of Chennai, has a time horizon measured in years rather than months, and values the ability to control build cost and specification. Who it does not suit: anyone who needs a home to move into, anyone whose work is on OMR or in central Chennai and who is not prepared for the commute, and anyone who wants the amenity list to be available on the day they take possession of the plot.

Pros 10

  • Three TN-RERA layout registrations are published, and Tamil Nadu’s portal at rera.tn.gov.in allows each to be checked independently.
  • Scale is unusual for a plotted layout in this corridor: approximately 120 acres and around 2,200 plots, which supports genuine common amenities rather than a token park.
  • Plot sizes span 540 to 4,806 Sq.Ft., so the same layout accommodates a compact row-house plot and a large estate plot.
  • Both residential and commercial plots are offered within the scheme, which gives the community a chance of on-site retail rather than dependence on Guduvancheri town.
  • SRM Institute of Science and Technology derives to 5.7 km and Potheri railway station to 5.9 km, so a large student and staff population sits within a short drive.
  • Mahindra World City derives to 11.9 km, giving the location an employment anchor independent of the OMR corridor.
  • The suburban rail line along the GST Road corridor gives an alternative to road commuting into central Chennai, which the OMR corridor does not have.
  • The amenity list is weighted towards outdoor and low-maintenance items such as courts, a stargazing mound and a campfire pit, which are cheaper for a plot owners association to run than a large indoor clubhouse.
  • A plot lets the buyer control build cost and timing, and construction can be staged as funds allow rather than tied to a developer payment schedule.
  • The developer publishes a dated construction status document (July 2026), so infrastructure progress can be tracked rather than assumed.

Cons 5

  • Guduvancheri is roughly 32 km from Chennai International Airport and 50 km from Chennai Central by derived road distance, so this is a long commute to central Chennai.
  • GST Road and the Tambaram stretch carry heavy traffic at peak hours, and travel times vary far more than the distances suggest.
  • On a plot the buyer carries the entire construction project: approvals, contractor, cost overruns and timeline are all their responsibility.
  • Amenities in a 120-acre layout are typically delivered in phases, so the facilities available to an early plot owner may be a fraction of the marketed list for several years.
  • Municipal water and sewerage coverage in this belt is uneven, so the source of water supply and the drainage arrangement need to be established plot by plot.

About Puravankara Limited

Puravankara Limited

Luxury Founded 1975 Bengaluru, Karnataka, India
Verified Developer

Puravankara Limited was founded in 1975 and is headquartered at Ulsoor Road, Bengaluru. It is one of India’s longer-established listed residential developers, active across Bengaluru, Chennai, Mumbai, Pune, Kochi, Hyderabad, Coimbatore and Goa, and it operates several distinct brands: Puravankara and Purva for its mid-to-premium apartments, Provident for its affordable segment, and Purva Land for plotted developments.

Purva Land is the entity behind this project. of development, eight upcoming launches, a land bank of approximately 10 million Sq.Ft. and more than 1,500 families served.

In Chennai, Puravankara has a long delivery record. Purva Windermere at Pallikaranai is an occupied community of more than 2,000 resident families, and the group also has Purva Raagam, Purva Somerset House and other projects in the city. For a plotted development the relevant part of that record is narrower: what matters is whether internal roads, water supply, drainage, street lighting and the amenity zones were actually completed and handed over in earlier plotted schemes, not how well the apartment towers were finished.

What Buying a Plot Here Actually Commits You To

A plot purchase and an apartment purchase are different transactions and the risks sit in different places.

With a plot you are buying land plus a share of the layout infrastructure. The developer’s obligation is to deliver the plot with clear title and to build the roads, drains, water lines, electrical network, street lighting and the common amenities set out in the RERA registration. What the developer does not deliver is a house. Design, approvals from the local planning authority, contractor selection, construction cost and construction time are all yours.

That has three practical consequences. First, your total outlay is the plot price plus construction, and construction on a 1,200 Sq.Ft. plot at current Chennai rates is a substantial sum that is not in the headline price. Second, home loan treatment differs: a composite plot-plus-construction loan releases funds against construction milestones and usually requires you to build within a set period. Third, holding an unbuilt plot in a partly occupied layout carries its own costs, including maintenance charges and, in some layouts, penalties for not building within a stated window. Ask what those terms are in writing.

Guduvancheri sits on the old Chennai to Trichy highway, now NH45 and locally still called GST Road, between Tambaram to the north and Chengalpattu to the south. Three things have shaped it.

The first is education. SRM Institute of Science and Technology at Kattankulathur, which derives to 5.7 km from the project coordinates, brings a large resident student and staff population and with it rental demand, retail and food services. VIT’s Chennai campus at Vandalur derives to 13.0 km.

The second is Mahindra World City at Chengalpattu, which derives to 11.9 km. As an integrated business city it gives the southern GST corridor an employment base that does not require a commute towards the city.

The third is rail. The Chennai Beach to Chengalpattu suburban line runs along this corridor, with stations at Potheri (5.9 km derived) and Guduvancheri (7.4 km derived). Suburban rail is slow but it is predictable in a way that road travel into Chennai is not, and it is the single biggest structural difference between the GST corridor and the OMR corridor.

The counterweight is distance. Chennai International Airport derives to 31.9 km and Chennai Central to 50.4 km. This is a genuine suburb, not a city fringe.

The distances in the connectivity section are not quoted from the developer. They are calculated from the project coordinates published in the Google Maps embed on the official project page (approximately 12.795188 N, 80.073563 E) to the coordinates of each landmark, using the great-circle distance multiplied by a road factor of 1.30 to approximate travel by road rather than in a straight line.

This method is transparent and repeatable, but it is an approximation. Actual road distance depends on the route taken and on which gate of a 120-acre layout you leave from, and travel time depends on traffic, which on GST Road varies substantially by time of day.

Where the developer publishes its own figures they differ from ours in places. The developer lists SRM Institute of Science and Technology at 9.2 km against our 5.7 km, and Mahindra World City at 14.3 km against our 11.9 km. The developer’s figures are higher, which is the opposite of the usual pattern in marketing material and may reflect measurement from a different point in the layout or along a specific road route. Treat both as indicative and check the route you would actually drive.

This page is compiled from the official Purva Soukhyam project page on puravankara.com and the Purva Soukhyam brochure produced in February 2024. Where the two disagree, both figures are shown rather than one being chosen silently.

Entry price. The website states plots from ₹44 Lakhs. The brochure states premium plots starting at 19.90, which in context reads as ₹19.90 Lakhs. The brochure carries a PRE-LAUNCHING marker and is dated February 2024, so part of the gap is likely to be two years of price movement. Neither figure is tied to a stated plot size, so neither can be converted to a rate per Sq.Ft. with confidence. No derived rate per Sq.Ft. is published on this page for that reason.

Plot sizes. The website states 540 Sq.Ft. to 4,806 Sq.Ft. The brochure states 600 Sq.Ft. to 5,000 Sq.Ft. The website figures are more precise and are used in the overview block; the brochure figures are recorded in the RERA details table.

Project stage. The brochure describes the project as pre-launching, while the current website records the status as Ongoing and links a July 2026 construction status document. The website is the more recent source and is what this page reflects.

Amenity count. The brochure claims more than 35 amenities. Twelve are named across the brochure and website and only those twelve are listed on this page. Ask for the itemised amenity schedule attached to the RERA registration, which is the enforceable list.

Distances. All distances in the connectivity section are derived as described above, not quoted from a survey.

  1. Which of the three TN-RERA registrations covers the plot you are offering me, and what is the sanctioned completion date under that registration?
  2. Can I have a written, dated price list showing the rate per Sq.Ft. by plot category, and the total for the specific plot including all charges?
  3. Why does the brochure say plots from 19.90 Lakhs and the website say from 44 Lakhs? What changed?
  4. What is the itemised amenity schedule filed with RERA, and which amenities fall in which phase?
  5. What is the water source for the plot: metro water, borewell, or a layout supply, and what is the sanctioned yield?
  6. Is the layout sewerage connected to a municipal line or to an on-site treatment plant, and who operates it?
  7. What is the monthly or annual maintenance charge on an unbuilt plot, and how is it revised?
  8. Is there a time limit within which I must start or complete construction, and what happens if I do not?
  9. Which planning authority approves the house plan on this plot, and what are the setback, height and coverage rules?
  10. Which banks have approved this project for composite plot-and-construction loans?
  11. Can I see the July 2026 construction status document, and can I walk the specific phase my plot is in?
  12. When will roads, drains, water lines, electrical network and street lighting be complete in that phase, and is that date in my agreement?

Purva Soukhyam FAQs

Where is Purva Soukhyam located?

Purva Soukhyam is at Guduvancheri on the GST Road corridor in south Chennai, between Tambaram and Chengalpattu. By derived road distance, SRM Institute of Science and Technology is 5.7 km away, Potheri railway station 5.9 km, Guduvancheri railway station 7.4 km and Mahindra World City 11.9 km.

What is the RERA number for Purva Soukhyam?

Three Tamil Nadu RERA layout registrations are published: TN/35/Layout/4355/2023, TN/35/Layout/4356/2023 and TN/35/Layout/0306/2024. Each can be verified at rera.tn.gov.in. Because a 120-acre layout is normally registered in phases, ask which registration covers the specific plot you are considering and what completion date is sanctioned under it.

What is the price of plots at Purva Soukhyam?

The official website states plots from ₹44 Lakhs. Neither figure is tied to a stated plot size, so neither converts reliably into a rate per Sq.Ft., and no derived rate is published on this page for that reason. by plot category.

What plot sizes are available at Purva Soukhyam?

The website states 540 Sq.Ft. to 4,806 Sq.Ft. to 5,000 Sq.Ft. The categories run from row-house plots at the compact end to estate plots at the top, and commercial plots are also part of the layout.

How big is Purva Soukhyam?

The development covers approximately 120 acres and comprises roughly 2,200 plots. The developer describes it as the largest plotted development in the Guduvancheri suburb.

Who is the developer of Purva Soukhyam?

The developer is Purva Land, the plotted and land-development arm of Puravankara Limited, which was founded in 1975 and is headquartered at Ulsoor Road, Bengaluru. Those are the developer’s own figures.

What amenities does Purva Soukhyam offer?

The list is weighted towards outdoor use rather than an indoor clubhouse.

Is Purva Soukhyam ready for construction?

The developer records the project status as Ongoing and publishes a construction status document dated July 2026. On a layout of this size, infrastructure is normally delivered in phases, so whether your plot is ready to build on depends on which phase it sits in.

How far is Purva Soukhyam from Chennai city and the airport?

By derived road distance, Chennai International Airport is approximately 31.9 km and Chennai Central railway station approximately 50.4 km. Tambaram derives to 19.1 km and Siruseri SIPCOT IT Park to 21.0 km. This is a suburban location, and travel times on GST Road vary considerably by time of day.

Can I get a home loan for a plot at Purva Soukhyam?

Plot purchases are typically financed through a composite plot-and-construction loan rather than a standard home loan. These release funds against construction milestones and usually require you to begin or complete building within a defined period.

Is Purva Soukhyam a good investment?

The arguments in favour are scale, RERA registration across three layouts, an established developer, and a corridor with two independent demand anchors in SRM at 5.7 km and Mahindra World City at 11.9 km, plus suburban rail that the OMR corridor does not have. It suits a buyer with a multi-year horizon who intends to build; it does not suit anyone who needs a home to occupy.

What should I check before buying a plot at Purva Soukhyam?

Get a written, dated price list with the rate per Sq.Ft. by category. Establish the water source and its sanctioned yield, and whether sewerage goes to a municipal line or an on-site treatment plant. Then read the July 2026 construction status document and walk your phase.
