Apple India has expanded its office space in Hyderabad, taking its total presence at the WaveRock IT campus to around 630,000 square feet. The move highlights the strong demand for premium office space in the city.
According to property records, Apple has leased an additional 65,168 square feet of Grade-A office space at WaveRock in Hyderabad’s Financial District. This follows another lease of about 64,125 square feet signed in mid-2025. Together, these additions increase Apple’s occupied space by nearly 130,000 square feet within a year.
The new lease is for five years and includes a three-year lock-in period. The agreed rent is approximately ₹125 per square foot per month. The added space will support Apple India’s growing operational and technology needs.
With this expansion, Apple now occupies close to 27 percent of the total leasable area at the WaveRock campus. This makes Apple one of the largest tenants at the property. The company has been operating from WaveRock since 2016, with teams working in software development, mapping services, customer support, and backend functions.
WaveRock is a large office campus spread across nearly 2.4 million square feet. It is operating at near-full occupancy and houses several multinational companies from the technology, banking, and consulting sectors. The high occupancy level reflects sustained demand for quality office developments in Hyderabad.
The expansion comes at a time when Hyderabad’s commercial real estate market continues to see steady leasing activity. Global technology firms and Global Capability Centres are driving demand. A strong talent pool, improving infrastructure, and competitive operating costs continue to support Hyderabad’s role as a preferred destination for large corporate offices.
