Apple India has expanded its presence in Hyderabad by leasing 57,000 sq ft of office space at WaveRock IT Park. This brings its total footprint in the city to 6.3 lakh sq ft.
The new space spans five floors in Tower 2.1. The lease term is five years, starting December 1, 2025. It includes a three-year lock-in period. Monthly rent is about ₹71.6 lakh, with a security deposit of ₹4.3 crore.
The lease also includes a 4.77% annual rental escalation. Apple has 57 designated parking spaces, with options for extra parking at an additional cost.
WaveRock IT Park is a Grade-A office complex developed by TSI Business Parks. Located in Nanakramguda, it is one of Hyderabad’s prime commercial properties. Apple’s expansion highlights the city’s importance as a hub for technology and corporate operations.
This is not Apple’s first lease at WaveRock. In September 2025, it leased 64,125 sq ft at the same campus. Since 2016, Apple has steadily increased its office presence in Hyderabad.
Hyderabad is emerging as a top choice for multinational corporations. The city offers strong demand for quality office space and a growing talent pool. Many global tech, consulting, and service firms are expanding here.
Apple’s move reflects a broader trend of corporate growth in Hyderabad. Companies are increasingly investing in long-term office spaces to support operations and talent acquisition.
With its expanding footprint, Apple strengthens Hyderabad’s position as a key business ecosystem in India.
