ARM Embedded Technologies Pvt Ltd, the Indian arm of UK-based semiconductor and software design leader ARM Holdings, has leased over 400,000 sq ft of Grade-A office space in Bagmane Constellation Business Park, located on the KR Puram–Marathahalli stretch. This long-term lease is with the Taurus-4 (North Tower) block in the SEZ campus.
The lease is for 15 years, with a monthly rent of about ₹4.17 crore at a rate of ₹102 per sq ft. Over the course of the lease, including periodic rent increases, the total rental commitment is expected to approach ₹1,000 crore. The deal includes multiple levels of the tower—three basement parking levels, the ground floor, and 11 upper floors—to support ARM’s current operations and future expansion needs.
Bagmane Constellation Business Park is a prominent business park in Bengaluru that hosts several multinational technology companies. This new lease further emphasizes the demand from global tech firms for large, premium office spaces in well-connected business districts.
