BENGALURU — The Bangalore Development Authority has raised the site allotment price in Dr K Shivaram Karanth Layout to 6,000 rupees per square foot. Consequently, this decision increases the rate by 1,000 rupees per square foot compared to earlier proposals from late 2023.
As a result, a standard 30×40 foot plot will now cost homebuyers approximately 72 lakh rupees. Previously, the authority had fixed the price at around 59 lakh rupees for the same plot size.
Two Phase Allotment Process and Public Application Timeline
The authority plans to execute the plot distribution in two distinct phases due to ongoing legal proceedings. Meanwhile, officials will issue an official notification for the first phase within a week to invite general applications.
In this initial phase, the authority will offer nearly 3,000 residential sites to the public. However, the general public will eventually receive around 6,000 sites across both phases.
In addition, the authority will distribute nearly 18,000 sites to eligible farmers using an automated randomization process. Most of the available inventory consists of popular 30×40 foot dimensions.
Massive Infrastructure Project Across North Bengaluru
The Dr K Shivaram Karanth Layout spans over 3,069 acres across seventeen villages in north Bengaluru. Therefore, it stands as one of the largest residential developments by the authority after Sir M Visvesvaraya Layout.
Overall, the entire project will eventually feature around 34,000 sites for property buyers. A three-member committee appointed by the Supreme Court supervised the development work after years of land litigation.
Although the revised pricing remains below local market rates, the sudden hike puts these properties out of reach for many middle-class buyers. Nevertheless, the recent approval from the Karnataka High Court allows the authority to proceed with long-awaited site distributions.
