BMW Techworks India Private Limited, a joint venture between the German automotive giant BMW Group and Tata Technologies, has leased 58,920 sq. ft. of office space in Sumadhura Capitol Towers, located in Whitefield, Bengaluru. The deal, reported by Propstack, marks another major commercial transaction in the city’s thriving technology corridor.
The lease, finalized with Simpliwork Offices Pvt Ltd, will be executed in two phases. The first phase of approximately 30,000 sq. ft. is scheduled to commence operations in September 2025, while the remaining 28,920 sq. ft. will be occupied starting April 2026. The agreement underscores the growing preference among global enterprises for Grade A office spaces in Bengaluru, driven by infrastructure upgrades and strong workforce availability.
BMW Techworks’ new office will span six floors within the premium commercial complex, leased for a five-year tenure. The transaction is valued at a monthly rent of ₹1.04 crore, translating to ₹175.50 per sq. ft. The company has placed a security deposit of ₹5.21 crore, and the agreement includes an annual rental escalation of 5%, reflecting standard market trends in Bengaluru’s prime office sector.
Whitefield, a key technology and business hub, continues to attract multinational corporations seeking modern, flexible, and well-connected office spaces. This development aligns with the ongoing surge in large commercial leases by global and Indian technology firms across Bengaluru in 2025, reaffirming the city’s position as India’s foremost business destination.
With this expansion, BMW Techworks strengthens its presence in India, signaling continued confidence in Bengaluru’s commercial real estate market and its growing significance in the country’s innovation ecosystem.
