Jaguar Land Rover Technology and Business Services India, the Indian subsidiary overseeing JLR’s capability and technology operations, has expanded its footprint in Bengaluru with a new lease of 1.46 lakh sq ft at Brigade Tech Gardens. The transaction, valued at ₹106 crore for a five-year tenure, marks one of the significant Global Capability Centre (GCC) real-estate deals recorded in July 2025.

The leased space will support JLR’s technology, engineering, and business services teams, strengthening the automaker’s long-term commitment to scaling its operations in India. The company’s India technology hub has played a key role in global product development, digital systems, and advanced automotive engineering, and the expansion is expected to further enhance these capabilities.

Located in Brookfield, Brigade Tech Gardens is a Grade-A mixed-use tech park known for its contemporary design, sustainability features, and proximity to major IT corridors in East Bengaluru. The development is a preferred location for multinational firms and GCCs, driven by strong connectivity, advanced infrastructure, and access to Bengaluru’s skilled workforce.

Industry analysts note that large GCC leases such as this continue to reinforce Bengaluru’s position as India’s leading hub for global technology centres. The city accounts for a major share of GCC leasing activity in the country, supported by steady demand from automotive, semiconductor, BFSI, and digital engineering companies.

This expansion by Jaguar Land Rover highlights the growing interest of global enterprises in strengthening their India operations amid rising innovation requirements and digital transformation mandates. With several global firms expanding in the Brookfield–Outer Ring Road corridor, leasing momentum in the area is expected to remain strong in upcoming quarters.

The deal also underscores the increasing focus on Bengaluru as a strategic base for advanced engineering and technology development in the automotive sector, supported by talent availability, research capabilities, and a mature ecosystem of tech parks.
