The property — known as Dwarka Bungalow — is situated on Linking Road in Santacruz West, one of Mumbai’s most coveted residential micro-markets. The estate spans approximately 1,266.7 sq m (about 13,629 sq ft), and includes a ground-plus-one structure along with a garage and auxiliary sheds.
The buyer, ZYJ Estates LLP — a Mumbai-based luxury real-estate developer — acquired the property through its partner Zafar Yunus Zaveri, who is also linked with Yunus Jhaveri Architects and active in high-end residential development in the region. The deal was officially registered on November 17, 2025, according to property documents accessed by analytics firm Zapkey.
At a time when large, clear-title land parcels are increasingly scarce in Mumbai’s prime western suburbs, this transaction marks one of the largest standalone property acquisitions in 2025. It reflects ongoing developer interest in acquiring substantial plots for high-end residential redevelopment in zones such as Santacruz West, Bandra and Khar — areas long associated with luxury housing demand.
