Delhi-based alternative investment platform Per Annum has launched its fractional real estate investment product, Estates, in Bengaluru. This new offering allows investors to co-own premium residential properties with an entry investment of ₹10 lakh, making high-value real estate more accessible.
Fractional ownership is an emerging investment model in India where multiple individuals pool funds to jointly own a property. Estates operates directly with developers, eliminating intermediaries and streamlining the process.
The Bengaluru launch adds to Per Annum’s existing portfolio, which includes projects in Gurugram such as Trump Towers by Tribeca Developers and Astra by Godrej Properties. Previously, the platform crossed ₹100 crore in assets under management (AUM) within its first month, and is now targeting ₹500 crore AUM in the near term.
In Bengaluru, the current portfolio includes Birla Evara on Sarjapur Road and Mahindra New Haven on Hosur Road. In these projects, typically 5 to 7 units per development are offered for co-ownership. The total investment in Bengaluru via Estates currently stands at about ₹100 crore across multiple projects, with each property’s inventory valued at ₹20–25 crore.
Each investor in these co-ownership deals holds a fractional share, with past deals attracting 70–80 investors per property and capping at 200 investors per deal under certain models.
