As part of a luxury hotel-residences project that is expected to be finished by December 2027, Chennai will host Taj’s first branded residence project in India. Ampa Group, Indian Hotels Company Limited (IHCL), and Bharathi Meraki collaborated on the Taj Sky View Hotel and Residences project, which is a significant development for Chennai’s upscale real estate market.
Situated on a 3.5-acre plot of land on Nelson Manickam Road, the development includes 123 branded homes and a 235-key luxury hotel. The residences are priced between ₹8 crore to ₹25 crore, which is around 30% more than similar serviced flats in the neighborhood, with an estimated investment of about ₹2,000 crore (excluding land cost).
Strong investor demand for upscale, branded housing options in Chennai is indicated by the fact that more than 60% of the branded houses have already been reserved ahead of schedule.
The partnership makes use of Bharathi Meraki’s design and asset management skills, IHCL’s hospitality and management knowledge, and Ampa Group’s development competence. Taj has carefully chosen five-star amenities for the opulent homes, which are situated in a major commercial sector to attract both investors and homeowners.
The Taj Sky View Hotel and Residences project stands out as a trailblazing example of how partnerships between real estate developers and hospitality brands can produce unique product offerings with long-term value potential as branded residences gain popularity in India.
