About Graviti Hanging Gardens
Graviti Hanging Gardens is a low-density residential development at Chikkajala, a short distance from Vidyanagar Cross on Bellary Road, the arterial route linking central Bengaluru (Bangalore) to Kempegowda International Airport. The site falls under the BIAAPA planning authority in Yelahanka Taluk, and the project is RERA-registered with construction already commenced.
The scheme is unusually compact for its price point: two towers on a modest land parcel, holding fewer than two hundred homes in total. That works out to a low unit density by Bengaluru standards, and it is the central idea the project is built around – fewer neighbours, more space between them.
The defining architectural decision is that homes are planned without shared walls between residences, with landscaping bands carried across every floor. These alternate between the master bedroom and living-dining decks, which is what gives the towers their stepped, planted facade and the project its name. Mature teak trees already standing on the site have been retained and worked into the walkways, and the landscape scheme includes vertical courtyards and a Japanese garden developed with Kyoto-based landscape artist Masao Sone.
Homes are offered in three configurations. Specification highlights include large-format tile flooring, engineered wood doors with digital locks, aluminium and uPVC fenestration, Kohler or equivalent sanitaryware, and a central fresh air purification system. Several units feature double-height balconies and sunrooms.
Water is drawn from borewell sources, and the sustainability provisions declared to the authority cover rainwater harvesting, groundwater recharge, a sewage treatment plant and solid waste management. Power backup is provided at partial load for homes and full load for common areas, lifts and pumps.
Status: RERA-registered and under construction, with completion proposed for September 2030.

Graviti Hanging Gardens Review: Is It a Good Buy?
Hanging Gardens is a design-led proposition rather than a scale play. Two towers, fewer than two hundred homes and a facade built around planted terraces put it closer to a boutique development than to the large townships that dominate the airport corridor. For a buyer who values privacy, greenery and specification over amenity count, that is a genuine differentiator.
The location works best for those whose lives point north. The airport, KIADB Aerospace Park and the Devanahalli business belt are all comfortably close, and Vidyanagar Cross is minutes away. Commuting south into the city is the weak point, since Bellary Road carries heavy peak-hour load and the metro extension is not yet operational.
The main thing to weigh is the developer. Graviti is a young company and this is an early project, so the usual due diligence matters more than it would with an established builder – check the RERA quarterly updates, the escrow account, and the construction schedule filed with the authority.
Pros 10
- RERA-registered with approvals in place and construction already begun.
- Very low density – under 200 homes across the whole development.
- Homes planned with no shared walls between adjoining residences.
- Roughly 0.3 km from Vidyanagar Cross on Bellary Road.
- Airport reachable in well under an hour outside peak traffic.
- Mature teak trees on site retained rather than cleared.
- Japanese garden designed with Kyoto landscape artist Masao Sone.
- Central fresh air purification, a rare inclusion at this price band.
- Covered parking exceeds unit count, so no open-parking allotment.
- Schools within walking distance; KIADB Aerospace Park close by.
Cons 9
- Developer incorporated in 2020 with no delivered project record yet.
- Completion proposed for September 2030 – a long wait from launch.
- Borewell is the declared water source; no Cauvery supply at present.
- Bellary Road congests badly at peak hours toward the city.
- Chikkajala social infrastructure is thinner than Yelahanka or Hebbal.
- Nearest large hospitals and malls are 5 to 10 km away.
- Metro to the airport corridor is still under construction.
- Entry pricing is steep for the micro-market at this distance out.
- Only 16 two-bedroom homes, so smaller budgets are largely excluded.

Graviti Hanging Gardens Payment Plan
You pay in stages as the building goes up, so the full price is not due on day one. Each instalment falls due only when the developer finishes a construction stage, and the exact schedule is written into your agreement for sale.
- 1At booking
Pay the booking amount, then sign and register the agreement for sale. Stamp duty and registration are paid at this stage.
- 2During construction
Instalments are linked to stages such as the foundation and each floor slab. With a home loan, the bank pays these stages directly to the developer.
- 3At possession (September 2030)
The last instalment is paid when the building is complete, along with maintenance deposit and other one-time charges.

The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.
