Pros and cons
DSR Valar
Pros
- Every apartment is a corner unit. Four homes per floor sit one to each corner of the plate, so each carries windows on two external walls and gets genuine cross-ventilation.
- Twin lift cores split the tower, so a bank of two lifts serves only two apartments per floor, roughly 35 homes per passenger lift plus a separate fire lift and a service lift.
- Floor-to-floor height is 3.3 metres, close to eleven feet, against the three metres most Hyderabad towers build to.
- Three car parks come with every home, which is generous for an apartment at any price point in the city.
Cons
- 282 homes sit on three acres, about 94 to the acre. The saleable area works out to roughly 1.03 million sq ft on 130,680 sq ft of land, close to eight times the plot. Telangana sets no FSI ceiling, so nothing limits a neighbour building to the same pattern on the plot next door.
- Add up the nineteen named rooms on the 3,242 sq ft plan, including the sit-out, and they measure about 1,990 sq ft between them, roughly 61 per cent of the area being sold. On the 4,080 sq ft plan the named rooms come to about 2,382 sq ft, or 58 per cent. The larger the home, the smaller the share of it you can stand in.
- The 36,000 sq ft clubhouse works out to about 128 sq ft per household. The same developer allows 222 sq ft per home at DSR The One in Nellore, for homes that cost a good deal less.
- Balconies are 5 feet 4 inches wide throughout. That depth takes two chairs and a side table; it will not take a dining setting.
Sumadhura Palais Royale
Pros
- The clubhouse allocation is genuinely strong. 85,000 sq ft divided among 523 households is about 163 sq ft of club per home, against 128 at DSR Valar in Kokapet, 64 at Sumadhura Solea and 42 at the same developer’s Folium in Whitefield.
- Because the whole scheme is one tower rather than a cluster, 85 per cent of the seven and a third acres stays as landscape. The open ground is a consequence of the massing rather than a claim made over a dense site plan.
- The clubhouse is lifted off the ground and bridged into all three wings, so no household has to cross the site or the driveway to use it.
- Khajaguda sits about twenty-one metres above the Financial District, so the tower starts elevated. From the upper floors the outlook takes in Osman Sagar 4.9 km west and the Golconda silhouette 5.4 km east.
Cons
- The views that sell this project are a function of height. Osman Sagar is 4.9 km away and Golconda 5.4 km, and the Sky Patios sit at the upper floors. A home on the lower third of the tower is buying the address and the club, not the panorama.
- Seven and a third acres carrying 523 homes of 3,800 to 6,610 sq ft works out to roughly 2.7 million sq ft of saleable area on 320,000 sq ft of land, about eight and a half times the plot. The ground stays open because everything went vertical, and Telangana sets no ceiling on how intensely a neighbouring plot can follow suit.
- Land per home is about 612 sq ft and open ground per home about 520 sq ft, which is roughly one bedroom of outdoor space per household despite the 85 per cent figure.
- Fifty-two floors is a long way up and a long way down. At about ten homes per floor the daily experience of the building will be decided by the lift provision more than by anything in the apartment.
