Pros and cons
Godrej Bliss
Pros
- Those areas match the MahaRERA filing exactly. The regulator records the 2 BHK carpet range as 652 to 739 Sq.Ft. and the 3 BHK as 944 to 985 Sq.Ft., which is the strongest corroboration any project in this Godrej Mumbai set has offered.
- The starting carpet rate works out at about Rs 28,375 per Sq.Ft. for the 2 BHK and about Rs 30,297 per Sq.Ft. for the 3 BHK, which is well below the Kandivali East premium end and far below the island city Godrej projects.
- Location is genuinely well served. Akurli Metro Station, the Western Express Highway and Kandivali Railway Station are all in the immediate catchment, and Lokhandwala Circle puts schools, hospitals, banks and malls within the same pocket.
- The amenity programme is unusually dense for the plot. More than forty amenities are claimed across a ground promenade, an active podium and a rooftop level, including a squash court, box cricket, guest rooms and a rooftop open air theatre.
Cons
- There are two different possession dates in circulation. The date committed to MahaRERA and published by Godrej is November 2029. Portals also quote a sales target of November 2028, a full year earlier. Only the RERA date carries any legal weight.
- Reported construction progress does not agree either, with portals variously describing the project as 39 percent and 50 percent complete during 2026.
- Every landmark distance is a drive time in minutes, recorded on Google Maps at 6 am on 1 August 2024. That is the quietest hour of the day in Mumbai and is not the journey a resident will make on a weekday morning.
- The 1 BHK inventory is reported sold out, so the entry point into this project is now the 2 BHK at Rs 1.85 crore rather than the roughly Rs 1.05 crore the smaller homes were listed at.
Godrej Reserve
Pros
- Construction is genuinely advanced – about half the project cost has already been spent and a portal puts the build at roughly 50 per cent complete, which is unusual honesty to be able to verify
- Godrej declares base prices for both configurations rather than putting everything on request
- The plot is large by Mumbai standards at a little over eighteen and a half acres, so the landscape zones are real space rather than a token podium garden
- Two Metro Line 7 stations, Akurli and Poisar, sit on the doorstep and Kandivali station is close by
Cons
- The clubhouse being marketed across three of the four amenity zones is identified as a fitness centre on the sanctioned plans – Godrej has applied to amend them but the approval has not been granted, so the clubhouse as shown is not yet permitted
- The approved scheme puts a homeless shelter, a multipurpose community centre, a municipal maternity home, a municipal school, a cultural centre with a drama theatre and a rehabilitation building of twenty three upper floors on the same plot, none of which appears anywhere in the marketing
- Five MahaRERA registrations are published for wings one to five, while the environmental clearance describes six residential towers – the sixth registration is not shown on the project page
- Possession dates disagree by more than a year: 31 May 2030 on the Godrej website against 30 June 2031 in the environmental datasheet Godrej itself filed, with portals quoting December 2029 and December 2030
