Arvind SmartSpaces, the real estate company of the Lalbhai Group, more than doubled its bookings in the July to September quarter. It sold property worth ₹906 crore in Q2 FY27, up 110% from a year earlier, and its customer collections rose 77% to ₹418 crore.
Q2 FY27 at a glance
- Bookings: ₹906 crore, up 110% year on year
- Collections: ₹418 crore, up 77%
- Revenue: ₹157 crore, up 12%
- Adjusted EBITDA: ₹45 crore, up 46%
- Net profit (PAT): ₹23 crore, up 25%
Why bookings grew much faster than revenue
Bookings show the value of homes and plots sold during the quarter. Revenue, on the other hand, is counted only when projects are completed and handed over. That is why bookings more than doubled while revenue grew 12%: much of this quarter’s sales will turn into revenue over the next few years as the projects are built.
Collections, the money customers actually paid in, are a useful middle measure. A 77% rise means buyers are paying on schedule, which gives the developer cash to keep construction moving.
What it means for home buyers
Strong sales and collections are a good sign for anyone buying into an Arvind project under construction, because steady cash flow lowers the risk of delays. In Bengaluru, Arvind’s recent launches include Arvind Orchards, an orchard-themed villa plot community in Devanahalli now offered on a 20:80 payment plan, along with Arvind Sylva on Sarjapur Road and Arvind Skycrest on Bannerghatta Road.
The quarter is a clear turnaround from earlier in the year, when the company reported a lower profit in Q3 FY26. Its larger pipeline of plotted and villa projects in Bengaluru and Ahmedabad is now feeding through into sales.
