The National Capital Region (NCR) is witnessing a new wave of real estate expansion, attracting leading developers from Mumbai and Bengaluru. Strong housing demand, rising property prices, and major infrastructure upgrades are driving this renewed interest across the region.
According to industry reports, the NCR currently records one of the fastest residential price appreciations in India, with values up by nearly 24% year-on-year — the highest among top seven cities. In comparison, Bengaluru saw an average rise of about 10%. Annually, around 50,000 to 60,000 housing units are launched in NCR, representing a combined value exceeding ₹1 lakh crore.
Prominent real estate players such as Oberoi Realty, Lodha Group, Rustomjee, Prestige Group, and Sobha Ltd. are expanding aggressively into NCR, marking a strategic move beyond their traditional markets. Oberoi Realty is preparing to launch its first project in Gurugram this fiscal year, while others have started acquiring prime land parcels across key micro-markets.
The influx of developers from Mumbai and Bengaluru is being fuelled by the region’s infrastructure growth — particularly the upcoming Noida International Airport, improved connectivity along Dwarka Expressway and Noida-Greater Noida Expressway, and rapid urban development in Gurugram. These developments are transforming NCR into one of the most promising residential investment destinations.
Real estate consultancy Cushman & Wakefield noted that these infrastructure enhancements are unlocking new corridors for development and increasing buyer confidence. The premium and luxury housing segment, especially in Gurugram, has seen strong traction, accounting for nearly 87% of luxury project launches in the recent quarter.
The growing participation of national developers could bring greater professionalism, transparency, and quality to the NCR real estate landscape. With end-users, investors, and NRIs actively investing, NCR is emerging as a high-growth market poised for sustained expansion.
