Godrej Yelahanka, a new mixed-use development in North Bengaluru, has received approval from the Karnataka Real Estate Regulatory Authority (KRERA). The project is officially registered under the name Godrej Aveline, according to details available on the state RERA portal.

The development is located at Venkata Village, Yelahanka Hobli, Yelahanka Taluk, Bengaluru Urban district (560064), near National Highway-44. With RERA registration now in place, the project is formally cleared for marketing and sale in compliance with regulatory norms.

As per the RERA filing, the proposed completion date for Godrej Aveline is March 31, 2031.

Project Details

Godrej Aveline is categorized as a mixed-use development comprising residential apartments along with retail components. The project includes a total of 849 units, offering multiple configurations such as 2 BHK, 3 BHK, and 4 BHK apartments, including select units with maid’s rooms.

RERA disclosures indicate that the project spans approximately 40,772 square meters of land, with a total built-up area of over 203,900 square meters. The sanctioned Floor Area Ratio (FAR) for the development is 3.24.

The project consists of 10 towers and provides structured parking facilities, including 1,287 covered parking spaces and 150 open parking spaces, as per regulatory filings.

Approvals and Regulatory Compliance

The project has received plan approval from the Bruhat Bengaluru Mahanagara Palike (BBMP), with the plan approval date recorded as February 20, 2026. Under RERA guidelines, developers are required to disclose financial details, inventory breakdown, statutory approvals, and project timelines to ensure transparency for buyers.

With RERA approval secured, Godrej Aveline enters the formal launch stage, subject to the developer’s sales and marketing schedule.

Yelahanka and the broader North Bengaluru corridor have seen sustained residential interest in recent years, supported by proximity to Kempegowda International Airport, NH-44 connectivity, and ongoing infrastructure developments.
