Kempegowda International Airport (KIA) in Bengaluru is set to be developed as one of India’s four major airport hubs, as part of a broader aviation strategy aimed at improving international connectivity. The initiative is based on a hub-and-spoke model, which enables smoother passenger transfers between domestic and international flights.

According to officials, the rollout of this system will begin with Delhi’s IGIA, followed by other major airports including Bengaluru, Mumbai, and Hyderabad (Rajiv Gandhi International Airport).

How the Hub-and-Spoke Model Works

Under the proposed system, passengers traveling from smaller cities will be able to connect through major hub airports for international travel more efficiently.

For outbound travelers, the model allows issuance of both domestic and international boarding passes at the origin airport, while customs and immigration processes will take place at the first exit point from India. For inbound passengers, these procedures will be handled at the final destination, streamlining transfers and reducing travel time.

The model is designed to mirror global aviation hubs such as Dubai, Singapore, and Frankfurt, where seamless connectivity is a key feature.

Benefits for Connectivity and Passenger Experience

The development of KIA as a hub is expected to improve overall travel efficiency and strengthen Bengaluru’s role in global aviation networks. Enhanced connectivity could enable passengers from multiple Indian cities to access international routes more conveniently through a single transit point.

The move also aligns with India’s broader aviation growth strategy, which focuses on increasing passenger traffic, improving airport infrastructure, and expanding international routes.

Real Estate Impact: Airport-Led Growth

The elevation of KIA to a major hub is expected to influence real estate and infrastructure development in North Bengaluru.

Improved connectivity and increased passenger traffic may drive demand for commercial spaces such as hotels, office complexes, and logistics hubs near the airport corridor. Residential demand is also likely to rise as employment opportunities and economic activity increase in surrounding areas like Devanahalli.

Infrastructure Impact Overview

The development of Kempegowda International Airport as a major aviation hub is expected to significantly strengthen infrastructure across North Bengaluru and surrounding regions. Increased passenger traffic and international connectivity will likely accelerate upgrades in road networks, metro links, and airport access corridors to handle higher transit volumes efficiently.

The hub model may also drive the expansion of supporting infrastructure such as logistics parks near KIADB, cargo facilities, hospitality projects, and business districts near the airport. Over time, this integrated growth is expected to improve urban mobility, reduce travel bottlenecks, and enhance the overall connectivity between Bengaluru and global destinations, reinforcing the city’s role as a key economic and transit centre.

Outlook for Aviation and Urban Growth

As India expands its aviation infrastructure, the development of multiple hub airports is expected to play a crucial role in enhancing connectivity and supporting economic growth. Bengaluru’s inclusion in this plan highlights its strategic importance as a major urban and business centre.

The initiative is likely to contribute to long-term growth in both the aviation and real estate sectors, particularly in regions surrounding key airport hubs.
