RR Ventures has submitted a proposal for a new commercial development along the Outer Ring Road (ORR), just outside the New Horizon College of Engineering in Bellandur, a fast-developing IT corridor in East Bengaluru.
The proposed project features a single high-rise commercial tower with a configuration of 2 basements, ground floor, and 15 upper floors (2B+G+15). With a total built-up area (BUA) of approximately 9.1 lakh square feet, the project aims to add significant Grade-A office space to one of Bengaluru’s most sought-after corporate hubs.
Strategically positioned on the ORR stretch between Marathahalli and Sarjapur Road, the site enjoys excellent connectivity to major tech parks such as RMZ Ecoworld, Embassy TechVillage, and Ecospace Business Park. The location is already a favored destination for large multinational corporations and startups alike, given its proximity to key residential neighborhoods and arterial roads.
The development is expected to cater to the growing demand for premium commercial real estate in the city, especially from IT, fintech, and consulting sectors. RR Ventures is reportedly focusing on sustainability and modern workspaces in the design, aligning with current green building trends and evolving post-pandemic workplace needs.
