Codename Light of South is a 112-home boutique project by 42 Estates opposite the RTO in JP Nagar 9th Phase, just off Bannerghatta Road. Two towers rise to 14 floors above a basement and two stilt levels, with only four homes on each floor.
Every home is a corner unit with two balconies and two covered car parks. The main offer is a 3 BHK with three bathrooms in four sizes from about 1,778 to 1,915 Sq.Ft., priced from ₹2.02 Cr to ₹2.21 Cr all-inclusive. A small number of 4 BHK penthouses of about 2,906 to 3,200 Sq.Ft. sit on the top floors.
About 70 percent of the land is kept open, with a podium pool, a suspended podium park and layered gardens along a central spine. Specifications include marble in the living, dining, kitchen and common bedrooms, laminated wood in the master bedroom and Jaquar or equivalent fittings.
The project is at the pre-launch stage. RERA registration has been applied for, and we are taking expressions of interest with a ₹3 Lakh EOI for priority allotment. Completion is targeted for March 2029.

Light of South suits buyers who want a quiet, low-density address in south Bengaluru without moving to the outskirts. Four corner homes per floor, two balconies and marble finishes are hard to find at this price in JP Nagar. The trade-offs are a small amenity set, a young developer and a premium of roughly ₹11,360 per Sq.Ft. Since this is pre-launch, the EOI only secures priority, and the final price and unit come with the RERA launch.
