About Godrej Nurture

Godrej Nurture stands on LBS Marg in Bhandup West, on the eastern spine of Mumbai where the suburb runs between the Eastern Express Highway and the hills of the national park. It is a family-first project by design: the name is the pitch, and the amenity plan leans towards children and open ground rather than towards a rooftop-and-concierge idea of luxury.

The land has a history worth knowing about. Approvals record the site as the old Ador Welding and J. B. Advani Mills plot, opposite the Asian Paints factory – a piece of industrial Bhandup being turned over to housing. Redevelopment of former factory land is how much of this stretch of the city is being rebuilt, and it comes with obligations the developer has to satisfy before homes go up. Godrej has done the soil and groundwater testing the clearance asks for, and the project will draw its water from the municipal supply rather than from the ground.

The address is being sold on a road that does not exist yet. The Goregaon Mulund Link Road, cutting east to west under the Sanjay Gandhi National Park, is the single argument the marketing rests on, backed by a Metro Line 4 station planned alongside on LBS Marg. Godrej makes the case by tracing what happened to Powai after the Jogeshwari Vikhroli Link Road, to Chembur after the Santacruz Chembur Link Road and to Wadala after the BKC Connector, then inviting the reader to see Bhandup as next in that line. It is a reasonable argument, and it is also entirely a forecast.

The homes themselves are two and three bedroom apartments with decks, arranged around a clubhouse, a swimming pool, a nature trail, an amphitheatre and a multipurpose court, with a lawn set aside for children. What Godrej has not put in public is the measurable part: no carpet area, no saleable area, no unit count and no floor plans.

Godrej Nurture Review: Is It a Good Buy?

4.6 out of 5 8 Pros · 3 Cons

This is a bet on a road. Strip out the Goregaon Mulund Link Road and Metro Line 4 and what remains is a Bhandup address on LBS Marg with good existing highway access – decent, but not the story being told. If you are buying here, you are buying the forecast, and the forecast depends on the BMC opening a tunnel under a national park roughly on schedule.

Give Godrej credit where it is due. The compliance report is public, the environmental conditions on a former factory site have been addressed rather than buried, and the base prices are declared. That is more than many Mumbai developers put on the table.

Now the problems. Four completion dates spread across two years is not a rounding difference, it is a project whose timeline nobody agrees on – and one of those dates comes from Godrej itself while another comes from a government datasheet Godrej filed. The construction status is worse: the same compliance document says work started in April 2024 and that work has not started, and a portal says the project was nearly half built by mid-2026. Somebody is wrong, and a buyer cannot tell who from paperwork alone.

Then the disclosure. No carpet area, no saleable area, no unit count, no floor plans. Working from those portal figures against Godrej declared prices, the two bedroom prices at roughly a fifth more per square foot of carpet than the three bedroom – which, if it holds, means the smaller home is the worse deal per square foot you actually own. That is exactly the kind of thing a developer-published area table would settle in one line.

Our view: worth a look if you believe the GMLR timeline and you are buying to hold for a decade. And read the environmental clearance conditions on the land history yourself – they are a public document, and they are short.

Pros 8

  • Godrej declares base prices for both configurations in its own material rather than leaving everything on request
  • The site sits directly on LBS Marg with the Eastern Express Highway close by, so the existing road access is already good
  • An upcoming Metro Line 4 station is planned on LBS Marg alongside the project
  • Environmental clearance is in place and a half yearly compliance report is published publicly, which is more transparency than most Mumbai projects offer
  • The soil and groundwater testing condition attached to the former industrial land has been carried out and the results are on record
  • Water for the homes will come from the municipal supply rather than from the ground beneath a former factory site
  • Amenities are weighted towards children and open ground – a lawn, a nature trail, an amphitheatre and a court – rather than towards decorative extras
  • On portal-published carpet areas the three bedroom works out materially cheaper per square foot of carpet than the two bedroom, so buying up is worth pricing

Cons 3

  • Four different completion dates are in circulation: 14 April 2029 in the environmental datasheet, December 2029 as a portal target, 30 March 2031 on the Godrej website and June 2031 as the portal RERA date
  • The land was previously industrial, recorded in the clearance as the Ador Welding and J. B. Advani Mills plot, and carried a soil and groundwater condition that buyers should read for themselves
  • Non-FSI construction exceeds FSI construction in the sanction, so roughly half of what gets built is not counted against the floor space index

About Godrej Properties

Godrej Properties

Premium Founded 1990 Mumbai, Maharashtra, India
Verified Developer

Godrej Properties is the real estate arm of the Godrej group, in business in India since 1897, with the property company formed in 1990 and listed on the Indian exchanges. It builds across the Mumbai Metropolitan Region, the National Capital Region, Bengaluru, Pune, Hyderabad, Chennai, Ahmedabad and Kolkata.

Bhandup is home ground. The registered office at Godrej One sits in Vikhroli, a few kilometres down the same Eastern Express Highway, on land the group has held for generations. That proximity is part of why a project like this exists here at all: Godrej has been assembling and redeveloping industrial parcels along this corridor for years.

The company works largely through joint ventures, joint developments and redevelopment of existing land rather than open-market land purchase. On this site the clearance history goes back to 2015, which tells you the parcel has been in the pipeline for roughly a decade before homes were offered for sale.

Godrej Nurture FAQs

What is the RERA number for Godrej Nurture Bhandup?

Two registrations cover the project: P51800077080 for Tower 2 and P51800077085 for Tower 3, both on the MahaRERA portal. Note that only these two towers are named.

When is possession at Godrej Nurture Bhandup?

Four dates are circulating. The environmental datasheet Godrej filed records completion on 14 April 2029. The Godrej website shows 30 March 2031. The same portal quotes June 2031 as the RERA date. We publish March 2031 because it is the developer figure, but you should insist on the completion date written into your own agreement for sale.

What is the price at Godrej Nurture Bhandup?

Godrej publishes 1.81 crore onwards for the 2 BHK and 2.44 crore onwards for the 3 BHK. Those are base figures before stamp duty, registration, GST, floor rise, parking, club charges and any other add-ons, so the amount you actually pay will be higher.

What is the carpet area at Godrej Nurture Bhandup?

carpet for the 2 BHK and roughly 901 to 983 Sq.Ft. for the 3 BHK. Those figures are not from the developer and are not in any document we could verify, so treat them as indicative and ask for the RERA carpet area in writing for your specific flat.

What is the loading factor at Godrej Nurture Bhandup?

Loading needs both the RERA carpet area and the saleable or super built-up area, and Godrej publishes neither for this project.

Is the 2 BHK or the 3 BHK better value at Godrej Nurture?

On the portal-published carpet areas set against Godrej declared prices, the 3 BHK works out substantially cheaper per square foot of carpet than the 2 BHK - roughly 27,000 rupees against roughly 33,000 rupees per Sq.Ft. If that holds once real areas are disclosed, the smaller home is the worse deal per square foot you actually own.

What was on the Godrej Nurture land before?

The environmental clearance records the site as C.T.S. No. 216A and C part of Ador Welding, J. B. Advani Mills, opposite the Asian Paints factory on L.B.S. Road, Bhandup. It was industrial land. Because of that history the clearance attached a condition requiring detailed soil and groundwater testing, with remediation if any adverse results appeared.

Is the water at Godrej Nurture safe given the industrial land history?

Godrej reports that soil and groundwater testing was carried out during the environmental impact assessment and that four additional samples of each were tested subsequently. The compliance report states that groundwater will not be used for domestic purposes and that fresh water demand will be met by the municipal supply. The full conditions and responses are in the public half yearly compliance report.

Has construction started at Godrej Nurture Bhandup?

The paperwork disagrees with itself. The environmental datasheet records commencement on 15 April 2024, while a compliance response inside the same document states that construction is yet to be commenced on site.

How many units and towers does Godrej Nurture have?

The 2015 environmental clearance for the earlier version of this scheme sanctioned 763 flats in one building of six wings. The current 2025 clearance sanctions about 44 per cent more floor space index area on a slightly smaller plot but does not restate the unit count.

What is the Goregaon Mulund Link Road and why does it matter here?

The GMLR is a 12.2 km east to west connector, including twin tunnels under the Sanjay Gandhi National Park, intended to cut the Goregaon to Mulund journey from over an hour to about 25 minutes. Godrej positions Godrej Nurture on this road and builds its entire investment case on it, drawing parallels with what the JVLR did for Powai and the SCLR did for Chembur. It is still under construction, with completion targeted around late 2028 or early 2029.

Why does this page show no distances in kilometres?

We list the landmarks and leave the figures out rather than republish drive times as though they were distances.

How big is the Godrej Nurture site?

The environmental clearance records a total plot area of about 6.70 acres. The earlier 2015 clearance recorded about 6.81 acres, so the parcel has shrunk slightly while the sanctioned construction on it has grown.

Are floor plans available for Godrej Nurture Bhandup?

No floor plans are published in the developer material for this project and the plans field on the Godrej project page is empty. Layouts cannot be verified independently against the marketing renders, so ask for a stamped plan for your specific unit type before booking.
