DDA Launches Phase 2 of Towering Heights Housing Project in Delhi

Delhi Development Authority has launched the second phase of its Towering Heights housing project in Karkardooma, East Delhi. The phase offers 2BHK flats under a first-come, first-served scheme with online registrations starting January 8, 2026.

The Delhi Development Authority (DDA) has announced the launch of the second phase of its high-rise residential project, Towering Heights, located at the East Delhi Hub in Karkardooma. The new phase is being offered under a first-come, first-served model and forms part of the authority’s ongoing efforts to expand organised housing supply in the national capital.

As part of this phase, the DDA is offering 741 residential units to individual buyers, while 107 additional flats have been earmarked for bulk allotment to government institutions. The project comprises 2BHK apartments and registrations are scheduled to begin from January 8, 2026, remaining open until the end of March. The scheme is open to all eligible applicants, with no restriction on the number of units that can be applied for under the retail category.

Towering Heights has been developed under the supervision of NBCC (India) Ltd. and features a 48-storey residential tower with a height of approximately 155 metres. Once completed, it is expected to rank among the tallest residential buildings in Delhi. The project is also the first residential development to be implemented under the city’s Transit-Oriented Development policy, which focuses on integrating housing with public transport infrastructure.

The booking amount for each flat has been fixed at ₹4 lakh. The disposal price of the units is in the range of ₹1.7 crore to ₹2 crore. Since the project has crossed more than 90 percent construction completion, successful applicants will be required to pay only 75 percent of the total cost at the time of issuance of the demand-cum-allotment letter. The remaining amount will be payable as per the payment schedule prescribed by the authority.

Registrations will be conducted online through the DDA’s official housing portal. In addition to individual buyers, bulk allotment options have been made available for government departments, public sector undertakings, universities and other eligible institutions. The project is located next to the Karkardooma Interchange Metro Station, providing access to multiple metro lines and key transport corridors.

The Towering Heights development is part of the larger East Delhi Hub plan, which aims to create a mixed-use urban zone with residential, commercial and civic infrastructure integrated into a single development framework.
