About Purva Sound of Water
Purva Sound of Water is a gated community of independent villas by Puravankara at Kammanahalli, off Bannerghatta Road in South Bengaluru. It has 207 villas on about 19.4 acres, built in three phases, and the first phase is already home to families.
The name comes from its centrepiece, a large man-made waterfall that Puravankara calls the biggest in Bengaluru. Around it are tropical themed gardens, sports courts and wellness spaces, so the community feels green and quiet even though it sits close to the city.
Every home is an independent 3 or 4 BHK duplex villa with its own garden and parking. The current signature villas start from about 2,611 Sq.Ft. and are priced from about ₹6 Cr.
For comparison, look at the carpet area, the usable space inside your walls. In Phase 3, villas have about 1,797 to 2,339 Sq.Ft. of carpet, so the entry price works out to roughly ₹33,000 per Sq.Ft. of carpet, which includes your share of land.
The location is a strength for people who work in the south of the city. NICE Road is about 0.5 km away, Bannerghatta Road about 2.5 km, the Pink Line metro station at Kalena Agrahara about 3 km and Electronic City about 9 km.
Phase 3, with 60 villas, is due in June 2027, while the earlier phases are complete or nearly so. The land is held under a joint development agreement with BBMP A Khata and no declared litigation. All three RERA numbers are in the RERA section below.

Purva Sound of Water payment plan
Construction Linked Plan. You pay in stages as the building goes up, so the full price is not due on day one. Each instalment falls due only when the developer finishes a construction stage, and the exact schedule is written into your agreement for sale.
- At booking. Pay the booking amount, then sign and register the agreement for sale. Stamp duty and registration are paid at this stage.
- During construction. Instalments are linked to stages such as the foundation and each floor slab. With a home loan, the bank pays these stages directly to the developer.
- At possession (June 2027). The last instalment is paid when the building is complete, along with the maintenance deposit and other one-time charges.
Purva Sound of Water home loan EMI
Pick a home type to see the monthly EMI on an 80% home loan, or adjust the loan, rate and tenure.
8.5% is a starting assumption; use the rate your bank offers you. During construction you usually pay only interest (pre-EMI) on the amount the bank has released; the full EMI starts after possession.
The 3 BHK Signature Villa needs a household take-home of about ₹10.41 L a month
Banks usually keep all your EMIs within about 40% of take-home pay. These figures assume an 80% loan at 8.5% for 20 years, and no other loans. You also need about ₹1.2 Cr upfront for the 3 BHK Signature Villa.

How the BNP Score works
The BNP Score is our own rating, worked out from the facts on this page with the same rules for every project: developer record (25%), location and daily needs (25%), amenities (20%), space and density (15%) and time to move in (15%). We only review and score projects that are approved under RERA. It is a starting point for comparison, not financial advice, and it does not rate the price.
We think Purva Sound of Water suits a family that wants an independent villa in South Bengaluru, close to Electronic City and Bannerghatta Road, from a long-established developer.
For a first-time buyer, the big plus is that you can walk around a finished, lived-in phase before you buy. Compare price against the carpet area and land share, not the sold size.
As an investment, villas inside the city limits are scarce, and that scarcity supports long-term value. The ₹6 Cr entry price makes it a long hold rather than a quick resale.
