About Purva Sparkling Springs
Purva Sparkling Springs is a villa community by Puravankara set across 20 acres at Kammanahalli Village, Begur Hobli, off Bannerghatta Road in south Bengaluru. It offers 3 and 4 BHK villas of 3,335 to 4,477 Sq.Ft. from ₹4.80 Cr, and is registered with Karnataka RERA under PRM/KA/RERA/1251/310/PR/210907/004300.
The most important thing to know is that it is finished. Puravankara records the project status as ready to move in against a possession date of 28 February 2025, which has passed. A buyer here is not reading renders: the landscape has matured, the clubhouse is operating, the waterfall is running and the villas can be walked through. For a purchase near ₹5 Cr that removes almost every construction risk that normally attaches to the decision.
The organising feature is water. Around it sit tropical-themed landscapes, water features, a Garden of Five Senses, a Temple of Body and Mind anchored by a Buddha statue, and a No Footwear Zone with wellness walkways. A 12,000 Sq.Ft. clubhouse carries the indoor programme, including a health club with steam, sauna and spa, a jamming room with instruments, a tinkering studio and a reading lounge. The project won Premium Villa Project of the Year at the 2023 Economic Times Achievers awards.
On location, this is genuinely south Bengaluru rather than central. Apollo Bannerghatta is 5.4 km, IIM Bangalore 6.1 km and Electronic City 8.3 km, while Bannerghatta National Park is 8.2 km and Turahalli Forest 10.8 km. Distances on this page are derived from the site coordinates; the method is set out below.

Purva Sparkling Springs Review: Is It a Good Buy?
Purva Sparkling Springs is the most straightforward purchase of any Puravankara project currently on this site, because it is finished.
The possession date of 28 February 2025 has passed and the status is ready to move in. That removes construction risk, delay risk, specification-substitution risk and the gap between render and reality all at once. On a purchase from ₹4.80 Cr those are not small things. Everything the developer claims here is testable on a single site visit, which is the opposite of most decisions a buyer at this level has to make.
The product is unusual in a way that will appeal to some buyers strongly. Twenty acres, villas of 3,335 to 4,477 Sq.Ft., a large man-made waterfall, tropical water landscapes, a Garden of Five Senses and a Buddha-anchored meditation space is a coherent theme rather than a scattering of features. At a derived ₹10,700 to ₹14,400 per Sq.Ft. depending on villa size, it is priced as a premium south Bengaluru villa rather than a central-city product, which is what it is.
The honest counterweight is distance. The airport is 52.4 km away, MG Road 17.9 km, and Silk Board at 10.0 km sits on most northbound journeys. This is a south Bengaluru life: excellent if your work is in Electronic City, Bannerghatta or the southern IT belt, and a genuine daily cost if it is not. The second point is running cost. Waterfalls, fountains and tropical landscaping are expensive to operate, and on a completed project you can and should ask exactly what that costs today rather than accept a projection.
Our position: strong for a buyer who wants a large villa in south Bengaluru, values a mature delivered community over a new launch, and works in the southern corridor.

About Puravankara Limited
Puravankara Limited is a Bengaluru-headquartered developer listed on the Indian exchanges, and Bengaluru is its home market. completed and 42,500 plus homes delivered, while its closing panel gives the rounder figures of 50 years, 50,000 plus homes and 2 lakh residents. Both are the developer’s own numbers stated at different points in the same document.
Two structural facts matter more here than the corporate statistics. First, the project is jointly developed by Raja Group and Sri Raja Udayshankar, so this is a joint development rather than a Puravankara-only scheme. Second, it records that the project was financed by Arka Fincap Limited. Neither is unusual, and on a completed project the financing question largely resolves itself, but a buyer should still confirm that any lender charge over the property has been released before registration.
The practical advantage of a delivered project is that the developer’s claims are testable. Walk the clubhouse on a weekday evening and see whether it is used. Look at whether the waterfall and water features are actually running and how they are maintained, because water features are expensive to operate and are the first thing to be switched off when an association tightens its budget. Ask residents what the monthly maintenance charge is and whether it has risen since handover.

Pick a home type to see the monthly EMI on an 80% home loan, or move the sliders to match your own loan.
The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

How the Distances on This Page Were Derived
Both the brochure and the developer website publish connectivity for this project in minutes. This site publishes road distances in kilometres instead.
Method. The site coordinates from the developer’s own map embed are 12.851072 N, 77.601889 E. Each landmark was geolocated independently, the straight-line distance computed, and a road factor of 1.30 applied. This is the same method used elsewhere on this site.
Calibration. The airport resolves to 40.27 km straight-line and 52.4 km by road against a claimed 60 minutes, which is optimistic on the clock for that route but consistent on distance. Royal Meenakshi Mall resolves to 5.4 km against a claimed 5 to 10 minutes, which fits.
What was left out. Several named schools and smaller landmarks could not be geolocated to a standard we were willing to publish and were omitted rather than estimated. Every figure in the Nearby Places block is derived and approximate.
What to Check on a Completed Project
Because Purva Sparkling Springs is delivered, the usual due diligence changes shape. Instead of assessing promises, you are assessing a working community. That is a much better position to buy from, and it rewards a different set of questions.
The water features. This project is built around a large man-made waterfall, fountains and tropical water landscaping. Water features are the single most expensive category of common amenity to operate, between pumping, filtration, treatment and evaporation losses. On your visit, confirm the waterfall and fountains are actually running, and ask residents whether they run continuously or only at set hours. A switched-off waterfall is the clearest possible signal about the state of the association budget.
The maintenance charge. Ask three residents, not the sales team, what they pay per Sq.Ft. per month and whether it has risen since handover. On a villa community with a 12,000 Sq.Ft. clubhouse and extensive landscaping, this figure is substantial and it is knowable here rather than projected.
The clubhouse in use. Visit on a weekday evening or a weekend morning. A clubhouse with a jamming room, tinkering studio and treatment room is impressive on paper; whether those rooms are staffed, stocked and used is a different question and one you can answer by walking in.
The association. Ask how the residents association is constituted, whether handover of common areas from the developer is complete, and whether any items remain in dispute. On a project delivered in early 2025, this transition may be recent or still under way.
Title and charge. The brochure records that the project was financed by Arka Fincap Limited and jointly developed with Raja Group and Sri Raja Udayshankar. Confirm that any lender charge over your specific villa has been released and that the joint development agreement does not affect the title being conveyed to you.
Source Notes
Two sources were used: the Sparkling Springs lifestyle brochure and the Puravankara project page as captured on 19 August 2026. They agree on the Karnataka RERA number and the 20-acre size. Differences are recorded here.
- The waterfall. The brochure calls it Bengaluru’s largest man-made waterfall. The website FAQ calls it India’s biggest. This page describes it simply as a large man-made waterfall, since the two claims are not the same and neither is independently verified here.
- Configurations. The website header and stat panel show 3 BHK, while its key features text and the brochure both describe 3 and 4 BHK villas. Published sizes exist only for the 3 BHK, at 3,335 to 4,477 Sq.Ft.
- Clubhouse. The website states 12,000 Sq.Ft. The brochure describes a magnificent clubhouse without giving an area.
- Possession. The published possession date of 28 February 2025 has passed and the status is recorded as ready to move in, so the two are consistent.
- Developer statistics. The brochure cites 47 years and 42,500 homes in one panel and 50 years and 50,000 homes in another. Both appear in the same document.
Derived figure. The ₹12,560 per Sq.Ft. in the overview block is not quoted by the developer. It is the midpoint of dividing ₹4.80 Cr by the published 3 BHK range, which gives ₹10,721 against 4,477 Sq.Ft. and ₹14,393 against 3,335 Sq.Ft. Because the entry price almost certainly attaches to the smaller villa, the true rate for a larger villa will be higher than the low end suggests. The developer has not stated whether these are carpet or super built-up areas.
Questions to Put to the Sales Team
On a completed project, put as many of these to existing residents as to the sales team.
The villa
- Which villa type is this, of Type A, B, C or D, and what is its exact plot and built-up area?
- Is the 3,335 to 4,477 Sq.Ft. range carpet or super built-up, and what is the other figure?
- What is the rate per Sq.Ft. against each measure?
- What do the 4 BHK villas cost, which are not published?
- Is this a developer-held unit or a resale, and what is the completion certificate status?
Running the community
- What is the current monthly maintenance charge per Sq.Ft. that residents pay today?
- What does it cost annually to run the waterfall, fountains and water features?
- Has the residents association been formed, and is common-area handover complete?
- What corpus was collected and what is its current balance?
- What is the water source, and is a Cauvery connection available or is it borewell?
Title and structure
- Has the Arka Fincap charge over this villa been released?
- How does the joint development with Raja Group affect the title being conveyed?
- May I see the occupancy certificate and the approved plan for this villa?
- Are there any pending statutory dues or association arrears attached to the unit?

The clearest advantage is that it is complete. Buying a delivered villa removes construction risk, delay risk and the gap between render and reality, and everything the developer claims can be verified on one site visit. Villas of 3,335 to 4,477 Sq.Ft. on a 20-acre site with a 12,000 Sq.Ft. clubhouse are substantial, and the project won Premium Villa Project of the Year in 2023. The counterweights are distance, with the airport at 52.4 km and MG Road at 17.9 km, and the running cost of extensive water features, which on a completed project you can ask about directly rather than estimate.
Because the project is delivered, check things rather than ask about them. and whether it has risen since handover. Visit the clubhouse on a weekday evening to see whether it is staffed and used.
