About Sparkle Atmos

Sparkle Atmos is a small community of 126 homes on Chandapura-Anekal Road, in the stretch of far-south Bangalore below Electronic City where the city thins into Anekal taluk. Two towers, three-bedroom homes only, and a site given over mostly to landscape rather than building – the developer holds eighty per cent of the ground as open space and plants a tree for every family.

The scale is the point. A hundred and twenty-six households is a small number for a scheme carrying more than forty amenities, and the list is unusually specific for this segment: a swimming pool with a separate kids pool, an outdoor gym, a society hall, a meditation pavilion and leisure pavilions, a jogging and cycling track, a reflexology pathway, a cricket pitch, table tennis, and a set of oversized outdoor games – giant chess, a giant ludo board, a giant snake and ladder board, hopscotch – laid into the landscape. The planting is programmed too, with an oxygen park, a butterfly garden, a herb garden, a bamboo court and a tree court with seating.

Homes come in one configuration with three sizes. The Petite at 1,145 sq ft has sold out; the Smart at 1,350 sq ft and the Luxe at 1,445 sq ft remain. Every home is a three-bedroom, so this is a focused product rather than a wide mix – built for one kind of household rather than several.

The address needs stating precisely. Atmos is built inside The Imperial Address, an existing layout off Chandapura-Anekal Road near Kammasandra Agrahaara. That layout was developed across four phases by other companies – IndiaBuild Premises and IndiaBuild Realtors for the first three, Address Maker Realtors for the fourth – so the approach roads, gates and surrounding common infrastructure sit with a different developer from the one building these two towers.

The project is registered with Karnataka RERA as SPARKLE ATMOS under PRM/KA/RERA/1251/308/PR/030525/007706, with Barmecha Properties as the promoter. The acknowledgement was issued in March 2025 and registration followed on 3 May 2025. It was marketed before launch under the codename OXY-Gen. Possession is indicated for December 2028.

One piece of paperwork matters more than any amenity. The project is mortgaged in favour of Piramal Trusteeship Services Private Limited, for funding by Piramal Finance, and a buyer will need a no-objection certificate from Piramal before entering into an Agreement for Sale on any unit. Sparkle publishes that on its own site, which is more than many developers do, and it is the single most important line on the page for anyone getting to the paperwork stage.

Sparkle Atmos Review: Is It a Good Buy?

4.3 out of 5 9 Pros · 8 Cons

The interesting thing about Sparkle Atmos is what the arithmetic does to the assumption behind it. This is the cheapest project we have measured – about Rs 6,368 per sq ft, confirmed by two configurations agreeing within three rupees – and on space per household it is close to the best. 126 homes on 2.07 acres is roughly 61 to the acre, about 715 sq ft of land behind each home, and with eighty per cent of the site open, about 572 sq ft of unbuilt ground per household. The most spacious project in our records runs 58 per acre, 745 sq ft of land and 581 sq ft of open ground – and costs roughly twice as much per square foot. On the wider 2.33-acre figure also in circulation for this site, Atmos would come out ahead of it on every one of those three measures.

That is not a paradox, it is a land price. In Anekal, ground is cheap enough that a small developer can afford to leave most of it empty and still price at six thousand rupees a foot. In Whitefield or the Financial District the same decision would be unaffordable, which is precisely why the projects there are dense. The lesson worth taking is that open space is bought with land cost, not with generosity, and the further out a buyer is willing to live the more of it their money buys. At roughly 1.8 times the plot in built area – the lowest floor-area ratio in our records – Atmos works its site more lightly than anything else we have reviewed.

What a buyer gives up for that is the thing the metrics cannot show. This is a far-south address below Electronic City, and the employment centres are a drive. The developer is nine years old with a short portfolio, which is a genuinely different risk profile from a group with three decades behind it. And the community is built inside The Imperial Address, a layout put up across four phases by unrelated companies – so the roads a resident drives in on, the gates they pass through and the standard of the shared environment around the two towers belong to somebody else’s project.

Then there is the line that matters most and reads least like marketing. The project is mortgaged in favour of Piramal Trusteeship Services for funding by Piramal Finance, and a buyer will need an NOC from Piramal before signing an Agreement for Sale. This is ordinary construction finance and Sparkle discloses it plainly on its own website, which is more than a great many developers at far higher prices manage. But it is a real step in the paperwork, and the time to discover it is now rather than at the registration office.

The honest summary is that this is a well-proportioned small community at a price that buys unusual space, from a young developer, inside another company’s layout, in a corridor that is still a long way from the jobs. For a household that works nearby or works from home, wants a three-bedroom with real ground around it, and is prepared to do the diligence a first-generation developer warrants, the value here is real and the numbers support it. For a household whose daily life runs through the city, the distance is the whole conversation – and no amount of open space closes it.

Pros 9

  • The space per household is near the top of everything we have measured, at the bottom of the price range. 126 homes on 2.07 acres is about 61 to the acre with roughly 715 sq ft of land behind each home – figures that sit alongside the best-spaced project in our records rather than the cheapest.
  • Eighty per cent of the site is held as open space, which works out to about 572 sq ft of unbuilt ground per household – a share matched only by communities costing several times as much per square foot.
  • The price is confirmed from two directions. The 1,350 sq ft Smart at Rs 86 lakh and the 1,445 sq ft Luxe at Rs 92 lakh both work back to about Rs 6,368 per sq ft – agreement within three rupees, which is as clean as a rate gets.
  • At roughly 1.8 times the plot in built area, this is the lowest floor-area ratio in our records. The site is worked lightly, which is what produces both the low density and the open space.
  • 126 households is genuinely boutique, and the amenity list is unusually specific for the segment – a pool and separate kids pool, outdoor gym, society hall, meditation and leisure pavilions, cricket pitch, reflexology path, and oversized outdoor games set into the landscape.
  • The planting is programmed rather than generic, with an oxygen park, a butterfly garden, a herb garden, a bamboo court and a tree court with seating, plus a tree committed for every family.
  • The registration is clean and checkable – SPARKLE ATMOS appears on the Karnataka RERA register exactly as published, under PRM/KA/RERA/1251/308/PR/030525/007706.
  • Alliance University is about 2.2 km away, Aditi Hospital about 2.6 km and the International Delhi Foundation School about 3.7 km, so the immediate daily needs are genuinely close rather than notionally so.
  • The developer publishes the project mortgage on its own website rather than burying it, which is more disclosure than most schemes at any price offer.

Cons 8

  • The project is mortgaged in favour of Piramal Trusteeship Services for funding by Piramal Finance, and a buyer will need a no-objection certificate from Piramal before entering into an Agreement for Sale. This is normal construction finance and it is disclosed openly, but it is a step in the paperwork that must be completed and not assumed.
  • The developer is young. Sparkle Realty was founded in 2017 and its published portfolio runs to a handful of residential, commercial and entertainment ventures. A first-generation record is a different proposition from a three-decade one, and the completed projects are worth visiting rather than reading about.
  • Atmos is built inside The Imperial Address, a layout developed across four phases by other companies entirely. The roads, gates and surrounding common infrastructure a resident uses every day belong to a different developer, and the standard of that shared environment is outside Sparkle’s control.
  • The site is small. 2.07 acres carrying 40-plus amenities and eighty per cent landscape means a great deal of programming on a compact parcel, and 126 households will carry the whole maintenance burden of it between them.
  • The entry point has moved. The 1,145 sq ft Petite has sold out, so the smallest home now available is the 1,350 sq ft Smart, and the range narrows to two sizes of the same three-bedroom.
  • Possession is indicated for December 2028, so this is a purchase with a multi-year wait and the construction risk that goes with it.
  • Chandapura-Anekal Road is a far-south address below Electronic City. The employment centres that justify the corridor are a drive rather than a short hop, and travel-time claims to Electronic City and Sarjapur Road describe a journey, not a distance.
  • Only one configuration is on offer. A three-bedroom at 1,350 or 1,445 sq ft suits a specific household, and there is nothing to move up or down to inside the community.

About Sparkle Realty

Verified Developer

Sparkle Realty was founded in 2017 by Anurag Barmecha and works across residential, commercial and entertainment property in Bangalore. Its published portfolio is short and mixed: Sparkle Vista and Sparkle Nova on the commercial side, Pennantia and Sparkle Marquies in residential, and two entertainment ventures, Turfpark and Loco Bear. The company positions itself around environmental responsibility and describes itself as a planet-positive brand.

That is a young record, and it should be weighed as one. A developer nine years old with a handful of completed projects carries a different kind of risk from a group with three decades and seventy-five deliveries behind it, and the difference shows up not in the brochure but in what happens when a schedule slips. A buyer here is backing a first-generation developer, and the reasonable response is to inspect the completed projects rather than the renders.

On the register, the promoter behind Sparkle Atmos is Barmecha Properties rather than Sparkle Realty. The brand and the registered entity are not the same name, and it is the entity on the registration that carries the obligations. That pattern is common across Indian developers large and small, and it is worth checking on any project rather than assuming the marketing name is the legal one.

Sparkle Atmos FAQs

Where is Sparkle Atmos located?

The project is on Chandapura-Anekal Road in far-south Bangalore, near Kammasandra Agrahaara in Anekal taluk, built inside The Imperial Address layout. Alliance University is about 2.2 km away, Aditi Hospital about 2.6 km, Big Market about 2.8 km, the International Delhi Foundation School about 3.7 km and Athreya Hospital about 7.1 km.

What is the RERA number for Sparkle Atmos?

The project is registered with Karnataka RERA as SPARKLE ATMOS under PRM/KA/RERA/1251/308/PR/030525/007706. The acknowledgement ACK/KA/RERA/1251/308/PR/180325/009043 was issued on 18 March 2025 and registration followed on 3 May 2025. The promoter named on the registration is Barmecha Properties.

Is the project mortgaged?

Yes. Sparkle Atmos is mortgaged in favour of Piramal Trusteeship Services Private Limited for funding by Piramal Finance, and a buyer will need a no-objection certificate from Piramal before entering into an Agreement for Sale on any unit. This is ordinary construction finance and the developer discloses it openly, but it is a step in the paperwork to plan for.

What configurations and sizes are available?

Three-bedroom homes only, in three sizes. The Petite at 1,145 sq ft has sold out. The Smart at 1,350 sq ft and the Luxe at 1,445 sq ft remain available.

What is the price at Sparkle Atmos?

The 1,350 sq ft Smart starts at about Rs 86 lakh and the 1,445 sq ft Luxe at about Rs 92 lakh. Both work back to roughly Rs 6,368 per sq ft - the two configurations agree within three rupees, which makes the rate reliable. Add registration, GST and applicable charges.

How dense is Sparkle Atmos?

126 homes on 2.07 acres is about 61 per acre, or roughly 715 sq ft of land behind each home. With eighty per cent of the site held open that is about 572 sq ft of unbuilt ground per household. On the wider 2.33-acre figure also in circulation it would be about 54 per acre and 805 sq ft per home. Either way it is among the least dense projects reviewed on this site.

Why does a cheap project have so much space?

Because land is cheap here. In Anekal a developer can leave most of a site empty and still price at around six thousand rupees a square foot; in Whitefield or the Financial District that decision would be unaffordable, which is why projects there are dense. Open space is bought with land cost, and the further out a buyer lives the more of it the same money buys.

What is The Imperial Address?

An existing layout on Chandapura-Anekal Road inside which Sparkle Atmos is built. It was developed across four phases by other companies - IndiaBuild Premises and IndiaBuild Realtors for the first three phases and Address Maker Realtors for the fourth. The approach roads, gates and shared infrastructure around the two towers therefore belong to a different developer.

When is possession at Sparkle Atmos?

December 2028 is the indicated date. The date on the RERA registration is the one that binds.

Who is the developer?

Sparkle Realty, founded in 2017 by Anurag Barmecha, working across residential, commercial and entertainment property in Bangalore. Its published portfolio includes Sparkle Vista and Sparkle Nova on the commercial side, Pennantia and Sparkle Marquies in residential, and the Turfpark and Loco Bear entertainment ventures. On the register the promoter is Barmecha Properties. This is a young track record, and the completed projects are worth visiting before booking.

What was Codename OXY-Gen?

The temporary pre-launch marketing name used for Sparkle Atmos before it was registered with Karnataka RERA under its current name.
