About SSI Fortune Grande
SSI Fortune Grande is a large-format apartment community by Sri Sreenivasa Infra in the Neopolis layout at Kokapet, the HMDA-planned high-rise district beside the Outer Ring Road in West Hyderabad. It is registered with Telangana RERA as P02400010031, with the registration valid to 7 August 2030, and is also sold under the name Fortune Suraj Bhan Grande.
The plan places 1,326 homes in six towers, A to F, of 46 levels each on 12 acres. Parking sits across two basements and four podium levels, and above them a 7.5-acre landscaped podium raised about 50 ft above the ground carries the outdoor amenities. Ground coverage is about 28 per cent and the towers stand 20 m apart.
Each floor has five homes. A 3.5 BHK of 2,909 sq ft faces north, and four 4 BHK layouts range from 3,350 to 4,339 sq ft, with the larger versions on the lower floors. Every home has a pooja space, store, utility area and maid room or maid toilet, and floor heights are 11 ft.
The Club Grande clubhouse of about 1,00,000 sq ft rises over six levels with a temperature-controlled terrace pool, gym, badminton and squash courts, spa, preview theatre, banquet halls, guest rooms and a co-working lounge. Total amenity space across the project is put at about 3,46,664 sq ft.

SSI Fortune Grande Review: Is It a Good Buy?
SSI Fortune Grande offers some of the largest homes in Neopolis, with every unit at 2,909 sq ft or more and only five homes to a floor. The 1 lakh sq ft clubhouse and a 7.5-acre raised podium are the selling points, and the all-inclusive entry of about ₹3.30 Cr works out to roughly ₹11,300 per sq ft.
The trade-off is density. With 1,326 homes on 12 acres, the site carries about 110 homes an acre, and the extra charges for parking, clubhouse, utilities and floor rise add materially to the base price. Buyers should ask for a full cost sheet and check the RERA completion date before booking.

SSI Fortune Grande Payment Plan
You pay in stages as the building goes up, so the full price is not due on day one. Each instalment falls due only when the developer finishes a construction stage, and the exact schedule is written into your agreement for sale.

Pay the booking amount, then sign and register the agreement for sale. Stamp duty and registration are paid at this stage.
