About My Home Grava
My Home Grava Residences is an ultra-luxury apartment development in Neopolis, Kokapet, on the western edge of Hyderabad, sharing its name and its immediate neighbourhood with the My Home Grava business park next door. It sits on a long, linear site laid out so that the buildings occupy only a small part of the ground and the rest is given over to landscape.
Seven towers stand on the site, one noticeably taller than the rest, all of them tall enough to read as a skyline in their own right. They are positioned along the length of the plot rather than clustered, which opens up the views and means that no balcony looks into another apartment. A central park forms the focal node of the master plan, with the towers arranged around it and a series of smaller landscaped nodes threaded between them.
There is one kind of home here: a four-bedroom apartment, offered in a range of sizes and in both east and west facing orientations. The larger plans add a home theatre, and the two apartments in the tallest tower add a home office as well. Every home includes a maid’s room, opens onto a large balcony off the living space, and is reached through its own private corridor rather than a shared lobby. Glazed windows run the height of the towers.
The clubhouse is the centrepiece of the amenity offer and is unusually large, spread across seven levels from several basement floors up through the ground and first floors to a terrace. It holds an infinity pool and a kids pool, a gymnasium, yoga and aerobics halls, indoor badminton and squash courts, table tennis and billiards, a business lounge, a banquet lounge, multi-purpose and mini halls, a cafeteria and guest rooms, with provision for a spa and salon, health centre, creche, supermarket, bank and food and beverage outlets. Outside it, the grounds carry tennis courts, a futsal court, cricket practice nets, a skating rink, an outdoor gym, a jogging track and childrens play areas.
The location is the same Kokapet address that has drawn most of Hyderabad’s recent luxury launches, immediately south of the Financial District and Nanakramguda and a short drive from Gachibowli, with the Outer Ring Road close by. The project is registered with Telangana RERA and is under construction.

My Home Grava Review: Is It a Good Buy?
My Home Grava is the group’s attempt to do ultra-luxury at scale rather than as a one-off tower, and the master plan is the part that works best. Seven towers strung along a linear site with eighty per cent of the ground left open, a central park as the organising node, and enough separation between buildings that no balcony faces another apartment. At roughly 74 homes per acre it is genuinely less dense than most Hyderabad projects of this height, and the clubhouse, at about 93 square feet per home across seven levels, is the most generous amenity ratio of any of the group’s current Kokapet schemes.
The area statement is where a buyer should slow down. The developer publishes all fourteen unit types and every row reconciles exactly, which is to its credit, but the numbers show loading between roughly 53% and 63%, putting carpet at about 64% of saleable. That is better than My Home 99 down the road at 57%, and clearly worse than My Home Nishada at 68%. Two things make it worth reading carefully. The published carpet figure is stated as flat plus maid, so the living carpet is lower than the headline. And the loading is not consistent: the east-facing 4 BHK in Towers 02 and 06 carries 63.4% loading while several other plans sit near 53%, which means two buyers paying the same rate per square foot can get materially different amounts of floor.
On the schedule, the towers had reached only the 17th to 24th floor slabs by August 2026 against a November 2028 handover. For buildings of 49 and 54 floors that leaves a great deal of structure plus full fit-out in roughly two years. It is not implausible for a developer of this size, but it is the least advanced of the group’s Kokapet sites and the timeline deserves a direct question.
For a buyer who wants a large four-bedroom home in Kokapet with real open space and a serious clubhouse, and who is comfortable with a 2028 handover, this is a well-planned scheme from an established group. Compare the specific plan you are offered against the area statement before agreeing a rate, because on this project the plan you pick changes the value materially.
Pros 10
- Eighty per cent of the 17.52 acre site is open space, arranged around a central park
- About 74 homes per acre is low for seven towers of this height, so the site does not feel packed
- The clubhouse works out to roughly 93 Sq.Ft. per home, the most generous ratio among the group’s Kokapet projects
- Towers are set along the length of the site so that no balcony overlooks another apartment
- Every apartment is reached by its own private corridor rather than a shared lift lobby
- All homes include a maid’s room, and the larger plans add a home theatre or a home office
- Financial District at 3.7 km and Infosys Gachibowli at 5.1 km are both short drives
- Both east and west facing plans are offered in every tower, so orientation is a real choice
- CBIT and MGIT are both 1.3 km away, with two international schools inside 2.5 km
- The clubhouse spans seven levels and covers business and daily-needs uses, not just leisure
Cons 10
- Loading runs 52.9% to 63.4% on carpet, so carpet is only about 64% of the saleable area you pay for
- The published carpet figure already includes the maid’s room, so true living carpet is lower still
- Loading is inconsistent between plans, from 52.9% on some units to 63.4% on the Tower 02 east 4 BHK
- A single configuration, the 4 BHK, means there is no smaller option for a downsizing or first-time buyer
- Balcony area varies sharply by plan, from 301 Sq.Ft. on some units to 765 Sq.Ft. on the tallest tower
- The registered promoter is Hyma Developers Private Limited, not My Home Constructions Private Limited
- Nearest metro at Raidurg is 8 km away, so daily travel from here is car-dependent
- Towers had only reached the 17th to 24th floor slabs by August 2026 against a November 2028 possession date
- Kokapet now carries a heavy pipeline of tall towers, so long-range views may change during construction
- The airport is 27.1 km, a long run despite the Outer Ring Road being close

The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

Loading on carpet runs from 52.9% to 63.4% depending on the plan, averaging about 55%, which puts carpet at roughly 64% of the saleable area you pay for. Two details matter. The published carpet figure is stated as flat plus maid, so living carpet is lower than the headline. And loading varies materially between plans: the east-facing 4 BHK in Towers 02 and 06 carries 63.4% loading while several other plans sit near 53%. Four-bedroom apartments only, in a range of sizes and in both east and west orientations. The smallest plans are 4,365 and 4,410 Sq.Ft. saleable in Towers 03 to 07, with 4,615 and 4,685 Sq.Ft. plans in Towers 02 and 06. Plans that add a home theatre run 5,190 to 5,685 Sq.Ft. The two apartments in Tower 01 are the largest at 8,640 Sq.Ft. and add both a home theatre and a home office. Every apartment includes a maid's room.
of saleable area. Those figures come from third parties rather than the developer.
Property portals quote 30 November 2028 as the possession date. As of 1 August 2026 the developer reported the towers at roof slab stages between the 17th and 24th floors. For buildings of 49 and 54 floors that leaves a substantial amount of structure plus the entire internal fit-out to be completed in roughly two years, so this is the least advanced of the group's current Kokapet sites.
The Financial District at Nanakramguda is about 3.7 km away, Infosys Gachibowli about 5.1 km, Wipro Circle 6.4 km and HITEC City 11.7 km. The Outer Ring Road at the Narsingi exit is about 3.7 km and Rajiv Gandhi International Airport roughly 27.1 km. The nearest metro station is Raidurg at about 8 km. CBIT and MGIT are both about 1.3 km away.
The developer states 80% open space across the 17.52 acre site, with a central park as the focal point of the master plan and the seven towers arranged along a linear layout around it. With 1,289 apartments that works out to about 74 homes per acre, which is low for towers of 49 and 54 floors. The 1,20,000 Sq.Ft. clubhouse spread over seven levels comes to roughly 93 Sq.Ft. per home, the most generous amenity ratio among the group's current Kokapet projects.
The project is marketed by My Home Group, one of the oldest and largest residential developers in Hyderabad. That entity is the counterparty on the agreement of sale, so its financials and delivery record are what a buyer should diligence rather than the group portfolio.
All three are My Home Group projects in or beside Kokapet, and they sit at different points on the same trade-off. On loading, Nishada is best at roughly 68% carpet, Grava sits in the middle at about 64%, and My Home 99 is lowest at about 57%. On density, Grava is the least crowded of the three at about 74 homes per acre against Nishada's 84, while My Home 99 is a single tower of only 99 homes. On amenity space per home, Grava leads at roughly 93 Sq.Ft. against Nishada's 72. Grava and My Home 99 share the same registered promoter, Hyma Developers Private Limited, while Nishada is promoted by Aqua Space Developers Private Limited.
