About Godrej Sky Terraces

Godrej Sky Terraces occupies a small plot on Deonar Farm Road in Chembur, in the pocket of the eastern suburbs where the Bombay Presidency Golf Club, the Acres Club and a run of old bungalows have kept a quieter, greener character than most of Mumbai managed to hold on to.

The address itself is the story. Godrej gives the structured address for this project as Raj Kapoor Bungalow, 88, Deonar Farm Road, Eden Gardens, Chembur, and files its half yearly compliance report under the name RKB. Godrej Properties acquiring the Kapoor family bungalow in Chembur was widely reported in February 2023.

What is being built is a single tower rather than a compound. The plot in the environmental clearance is a little over an acre, which for Mumbai is a very small canvas, and the design leans into that: fewer, larger homes, each with a deck deep enough to be used as a room, marketed under the line Live The Bungalow Life. The amenity list follows the same idea, with an open air drawing room, a garden, a swing and a backyard rather than a resort podium.

This is also the one project in this group of Godrej Mumbai launches that publishes a master plan.

Godrej Sky Terraces Review: Is It a Good Buy?

4.3 out of 5 6 Pros · 6 Cons

This is the most expensive thing per square foot we have catalogued in Mumbai, and it is in Chembur. That sentence is the whole review in miniature.

The case for it is real. A little over an acre, one tower, very few homes, deep decks, and an address in the quiet golf-club pocket of Chembur that almost never comes to market. Godrej is the promoter in its own name, the clearances are on record, the compliance report is published, and the building is nearly done. On execution risk this is about as comfortable as an under-construction Mumbai purchase gets.

The case against is the number. Using portal carpet areas against Godrej own declared prices, the 3 BHK lands around 67,400 rupees per square foot of carpet. For comparison, in the same batch of Godrej Mumbai launches, Versova comes in near 54,000, Kandivali East near 51,700 and Vikhroli near 56,300. Chembur is a lovely suburb. It is not a thirty per cent premium over Versova on the open market, so what you are paying for is this specific plot, this specific tower and the history attached to it.

And that history is doing a lot of quiet work. If the provenance is part of what you are buying, ask for it in writing rather than inferring it from a compliance file name.

Our view: a genuinely scarce address, a low-risk build, and a price that needs justifying rather than assuming. Get the RERA carpet area, the saleable area, the unit count for the tower and the agreement completion date before you commit – and then do the per-square-foot arithmetic yourself against anything else you are considering.

Pros 6

  • Godrej publishes a master plan for this project, which it does not do for most of its current Mumbai launches
  • Godrej Properties Limited is the promoter in its own name here rather than a development manager for a landowning partner
  • A single tower on a little over an acre means very few homes and no shared podium with several other towers
  • The address is genuinely rare – the Bombay Presidency Golf Club, the Acres Club and Chembur Fine Arts Society are all in the immediate neighbourhood
  • Environmental clearance and pollution board consent are both on record and dated, and the half yearly compliance report is published
  • The deck-led layout is a real design idea rather than a marketing line, with the plans built around outdoor space per home

Cons 6

  • On portal carpet areas set against Godrej declared prices, the 3 BHK works out at roughly 67,400 rupees per square foot of carpet – the highest carpet rate of any Mumbai project in our catalogue, in a suburb that is not conventionally the citys priciest
  • Possession dates disagree widely – 31 May 2029 on the Godrej website, March 2029 as the RERA date on a portal, and June 2027 as that same portals target, with the build already described as advanced
  • The plot is only a little over an acre, so the open space and amenity provision is necessarily modest compared with the larger Godrej schemes in the city
  • Godrej gives drive times in minutes and no kilometre distances, so none of the location claims can be checked against a map without redoing the work yourself
  • The Raj Kapoor connection is carried entirely through mood and illustration rather than stated plainly, so a buyer has to piece the site history together from the address line and the compliance file name
  • A master plan is published but no floor plans, so the internal layouts behind the bungalow life promise cannot be verified

About Godrej Properties

Godrej Properties

Premium Founded 1990 Mumbai, Maharashtra, India
Verified Developer

Godrej Properties is the real estate arm of the Godrej group, in business in India since 1897, with the property company formed in 1990 and listed on the Indian exchanges. It builds across the Mumbai Metropolitan Region, the National Capital Region, Bengaluru, Pune, Hyderabad, Chennai, Ahmedabad and Kolkata.

On this project Godrej Properties Limited is the promoter directly. The environmental clearance is issued to the company in its own name, from its Vikhroli head office, rather than to a landowning partner with Godrej appointed as manager – which is not the arrangement on every Godrej project in this city, and is worth knowing.

Chembur is familiar ground for the company. Godrej RKS, its collaboration with the Kapoor family on the R.K. Studios land, sits in the same suburb, and the two projects share a design language built on the same Bollywood heritage.
