North Bengaluru is rapidly establishing itself as a leading commercial hub, driven by multiple large-scale infrastructure and business park developments. With improved connectivity through road, metro, and proximity to Kempegowda International Airport, the region is witnessing a surge in investments from major developers. Over the next few years, several new tech parks and business spaces are scheduled to be completed, transforming areas such as Yelahanka, Hebbal, Nagawara, Devanahalli, and Chikkajala into high-demand business corridors.
One of the major upcoming developments is Ebisu Tech Park in Nagawara, which is expected to be operational by 2026. Embassy Group is also expanding its footprint with Embassy Business Hub Phase 2 in Yelahanka, Embassy Crescent in Hebbal, Embassy Innovation Park Phase 2 in Chikkajala, and Embassy Manyata extension in Nagawara. These projects, scheduled between 2026 and 2027, reflect the growing demand for Grade-A office spaces in North Bengaluru. Farah Seven at Hunasmaranahalli is another significant addition, set for completion in 2025, while Godrej Century Downtown Phase 2 in Byatarayanapura is expected in 2026. Hines Uptown in Nagawara, Karle Business Park Phase 2, and Maia-Capitaland Tech Park further strengthen the region’s pipeline of upcoming developments.
In Hebbal, Prestige Group is adding multiple projects including Prestige Century Landmark, Puravankara Tech Park, and Prestige Tech Cloud Park near the airport toll plaza, which is already ready for occupancy. Prestige Waterfront in Nagawara is also scheduled for completion by 2026. Alongside this, Puravankara is bringing forward its Business Park in Chikkajala, while Sattva Group is expanding with Sattva–Manyata Tech Park in Nagawara by 2027. Shriram Hebbal 1 has already been launched and is ready to occupy, contributing to the fast-paced growth of this business district.
Parallelly, a new set of projects is taking shape across Yelahanka, Bagalur, Devanahalli, and Hennur Road. The Airport City Tech Park at the airport campus is scheduled for 2026, while Bagmane Sierra Business District in Yelahanka will be completed by 2027. Devanahalli is set to host large-scale commercial centers including the Bengaluru Signature Business Park and Brigade World Trade Center, with completion timelines extending up to 2028. Bhartiya City IT Park extension on Thanisandra Road is another project expected to enhance the IT corridor by 2026. Brigade Commercial in Bagalur is set for 2027, further diversifying the region’s office infrastructure.
Yelahanka, in particular, is a focal point for several major developments. CapitaLand IT Park Phase 1 will be completed in 2025, with Phase 2 scheduled for 2027. Concorde Mayfair, Century Artizan, and Century Business Park and Township add to the expanding commercial landscape in the locality, with expected deadlines between 2027 and 2028. Condor Developers’ Manyata project in Nagawara and DivyaSree Avance on Hennur Road, slated for 2025, are also noteworthy. Meanwhile, DivyaSree Tech Space in Devanahalli is planned, with its timeline yet to be announced.
With a strong pipeline of business parks and IT hubs, North Bengaluru is positioned to become one of the most prominent commercial centers in the city. The developments are spread across multiple micro-markets, ensuring balanced growth and improved accessibility for both large enterprises and mid-sized firms. As these projects come to completion, they are expected to not only enhance employment opportunities but also strengthen the demand for residential developments in surrounding areas.
Major residential developers such as Godrej Properties and Prestige Group are actively shaping the housing landscape in tandem with commercial growth through projects like Prestige Crystal Lawns, Prestige Autumn Leaves, Prestige Greenbrook, Godrej Thanisandra , Godrej MSR City etc. This simultaneous growth of residential and commercial spaces ensures that North Bengaluru is evolving into a self-sustained urban hub, offering both employment and modern living options in one of the city’s fastest-growing zones.
